Hyatt House SoBro, 7 stories, 217 rooms, retail/restaurant

Mountain Shore Properties announces they are finally moving forward with their Hyatt House plan (6 stories, 217 rooms, 2,500-3,000 sq. ft. of restaurant/retail facing Fifth Ave. South) on the 1.2 acre angular lot at NW corner of 5th Ave. South and Lea Ave. Mountain Shore paid $7.9 million for the site in mid-2016.

Here is a rendering of the Seattle Hyatt House that Mountain Shore says will be somewhat of a template for their design in SoBro (elevated commuter train not included). Their own rendering should be coming out soon.

That is a apartment building that is to go on that site. At this point, I would almost call it dead or long delayed as they have been sitting on the property for a while. No rendering has ever come out.

A crew was on-site demolishing the structure on the property the other day. I went back today, and it was gone.

That is the main office for Aerial Development Group (Britnie Turner & Partners). They're involved in several apartment projects. They actually restored that building. I don't expect them to sell it. http://www.aerialdevelopmentgroup.com/#header-main

How old is that structure?  Looks to be 100+ possibly?

At least. Based on the Italianate/Victorian style and that the area was residential around the turn of the last century, I'd say around 110-120 years old.

looks like a house that the roof was ripped off of, and replaced with a flat, commercial roof.

I still wonder if they're really going to fit over 200 rooms with some form of parking all in only 6 stories at that site.  I guess we'll see.

I stayed at a brand new Hyatt House in NYC over the weekend. IT was very nice,  But a very small footprint.  only 6 rooms per floor and only 2 elevators, this caused some waiting issues when staff was cleaning.  But it was 33 floors so that didnt help.

I have seen a line drawing of the project, but waiting on a color rendering.

Construction to begin in January on SoBro Hyatt House.  Should take 18-24 months to complete.  It will be 7 stories, 217 rooms, and around 2,500 sq. ft. of ground floor retail/restaurant. The hotel’s entrance will be located across Lea from craft beer business Czann’s Brewing Co.

When they build up that area and that light rail "subway" stop goes in, this one will have great location. Smart decision with placing it here.

I do hope this historic building on 5th Ave S. will be spared, even though it may end up sandwiched in between the Olmstead and Hyatt House.

That building is for lease. It is owned by Aerial Development. I don't think there are nay plans to bring it down.
