Anyone been through Spring Lake recently to see the progress on the new downtown projects? I was there last summer and they were going to town on several aspects of it. Must be pretty far along by now?

That is cool. I didn't realize they were tearing down the Sims Plant (the big smoke stack plant across the river from Grand Haven. That will certainly take a big eyesore out of the picture. No more ore freighters going up the channel though? That was always kind of cool to see.

Haven't driven through, however I believe this summer is the target open date for Epicurean Village.

This was posted on the FB page for the restaurant that is opening in Spring Lake. Finn's Chophouse and Speakeasy.

I go there occasionally  (or past there several times a day).   Funny that I was thinking about taking photos the other day but I always think "I'll do that tomorrow."  So, I just took photos of Epicurean Village which is really coming along and Lilley Mansion (which was moved and getting a big addition).  Windemere House only has signs in the windows so far and Brooklyn Bagels is open and way better than a vacant gas station.

Lilley Mansion was moved from M104 and getting a big addition for a BNB.  The former RV park across the street will be getting a makeover too for public use.

Hi Everyone! I have followed the Grand Rapids discussion board for many years. I am an active member / contributor on skyscraperpage and skyscrapercity, and a new member here. I'm an Architect living in Kalamazoo, and I mostly track developments on the west side of the state. SSP and SSC are fine, but the interest level in Kalamazoo, Grand Rapids, and elsewhere in the region is typically very light. For whatever reason, Urban Planet seems to be the place to be, at least when it comes to Grand Rapids and its surrounding environs. I really appreciate the thoroughness and passion of everyone on this forum, and I hope to be a small part of that now.

Onekama's post above this one sent me down a bit of a wormhole, and while I unearthed some more info on the aforementioned 210 / 212 S. River Ave. I also found some other Holland development updates to share here.

210 / 212 S River Ave.

Resthaven, a senior living provider, is teaming with GDK Development and TAG (The Architectural Group - Grandville, MI) for a new 55+ facility in downtown Holland at 212 S River Ave. This is on the site of the former Harbour Bay Furniture Co., which closed in 2018. There is also some incidental work planned concurrently at the property next door (210).

The Planning Commission reviewed revised application information for both 210 and 212 S River Ave at a June 23 special meeting. 210 is an existing, 2-story historic masonry structure that would receive a new roof and second floor deck for the existing second floor residence. 210 would be the new 5-story Resthaven facility with ground floor retail space, 21 single-bedroom units, and some main floor covered parking. The design is inspired by the Brower Furniture Co. Building, a historic building that formerly occupied the site 100 years ago. The Commission unanimously passed the site plan applications for both properties.

173 W 20th St.

At the same June 23 Planning Commission Meeting, some plans were reviewed to convert a former church structure into a 6-unit apartment building targeted to medical professionals. This would also require a rezoning from R-TRN to PUD to allow for the higher density unit count (current zone only allows for up to two units). The Commission responded favorably, and the next steps include community outreach.

The developers seem pretty novice, and the plans that were reviewed are pretty unexciting, but maybe an interesting project nonetheless -

159 S River Ave "Towers on River"

This 5-story project was reviewed in September of last year. The applicant, Midwest Construction, returned to the Planning Commission at their July 14, 2020 meeting to amend the original application. Included in the amendment is the provision of medical office suite space on the second floor, multi-level patient and tenant parking, and a total of 27 residential units on the top three floors. Also included is an additional curb cut off of 7th St, in addition to a previously approved cut off of 6th St. Awaiting minutes to find out what the outcome was from this 7/14 review.

66 E 8th St (New Holland Brewing Expansion)

Here's where my bad "Holland be Hoppin'" pun comes into play. New Holland Brewing is looking to expand their current building with a ~2,400 SF rear addition with a basement and two floors. The goal of the addition is to provide an expanded kitchen and year-round indoor / outdoor bar space on the ground level, with restrooms, storage, and roof top patio above. There is also an elevator proposed as a part of this development, which would require an OPR (Optional Plan Review) and Planning Commission Waiver, due to its location along a public right-of-way. The online documents also indicate plans for a future second phase addition, to finish a build-out of the second floor up to the 8th St. frontage. The building is also in the historic downtown district.

36th Street Housing Development (285 W 36th St and 904, 906, 926 Washington Ave)

City Council voted 7-2 in early July to approve the rezoning of these parcels to allow for a new affordable housing development spearheaded by Lakeshore Habitat for Humanity and Jubilee Ministries. A total of 42 units across two phases would be built on the parcels rezoned from R-1 to PRD (Planned Residential Development). There will be a mix of single-family detached homes, and 2 and 3-unit townhouses. This is a fairly massive development, considering the stakeholders, and a lot of moving parts were involved to get it to this approval point.

Biked around the Spring Lake/ Grand Haven area yesterday. Can't believe all the developments that have gone up. New townhouses being done by Orion in Spring Lake as you're coming into town on M-104. The new foodie area in downtown Spring Lake is really coming along. And I saw a lot of new residential spread all over Grand Haven, near the farmers market all the way through downtown out to the relatively new Noto's (the old Bilmar). Someone even tore down the cabin at the curve in that road and replaced it with a monstrosity of a "cottage."

I was going to update this thread with some new photos of Spring Lake but it looks like the fence will come down soon on the big project so I’ll wait until I’m home for vacation.

Lilley Mansion is coming along...

Here's the finished Brooklyn's Bagels.  Much better than a vacant gas station and part of the same developer's plans as the rest of the village.  The Windemere House gifts/antiques where Bilz Pool and Spa used to be is also under construction but not much to look at yet.

Follow-up: the Muskegon Convention Center - is ~70% complete. Of the ten weeks of schedule that they lost due to COVID-19, about 5 of those weeks have since been made-up. It is now on track to open Spring 2021. There is some video footage that shows interior & exterior construction progress at the link below.

Good 'ol Muskegon, with all that's been going on the past few years it looks like they've really turned the corner.    Lots of community pride with the people I've talked to who work there.   I'm putting it in my top 3 'towns to watch' over the next few years.  I don't follow the residential real estate market there but suspect bargains can be had.

Less and less so. Prices in the desirable neighborhoods have really shot up over the last 3-4 years.  I have a few investments there and it has been a great place to invest, but the margins are getting thinner.

Speaking of Holland, although the ribbon cutting was about two years ago, the new Holland Civic Center continues to receive awards. In 2019, it won an AIA Grand Rapids Honor Award. Now, in 2020, it has received a building award from AIA Michigan.

It seems Muskegon may be one step closer to the reality of having a large casino / hotel complex in Fruitport Township on the site of the former Great Lakes Downs racetrack. This has been discussed for a decade, and now the Bureau of Indian Affairs has published (today) its final Environmental Impact Statement which will be open for public comment for 30 days before a federal 'record of decision' is issued after that.

The casino could bring 70,000 SF of gaming space and 220 hotel rooms, with the potential for 1,500 permanent new jobs. Link to the EIS

Grand Haven -

Formerly known as Jackson Flats, the re-named Peerless Flats (a proposed housing development in downtown Grand Haven) will seek final approvals from the Grand Haven City Council on November 16. At 130+ units & 148,000 + SF, this would be a huge investment in the downtown. The site is near the waterfront, bordered by Jackson, Fulton, 1st, & 2nd Streets. Groundbreaking is scheduled for Spring 2021. No cost given; but this must be upwards of $30 - $40 million.

That will add a lot of density to downtown Grand Haven (on a couple of underutilized lots). It's unfortunate they could go 1-3 stories higher. I'd imagine the views would be awesome.
