Some photos I took of the ballpark development. Construction update of the Hyatt Place Hotel and Carroll at Bellemeade Apartments its going to have rooftop pools and a rooftop clubhouse overlooking the ballpark.

The highlighted area in red is where the future Aloft hotel is going. The site could end up being a mixed-use development with an Aloft/retail/office or maybe some residential

I love the exterior wood paneling on the building.

Its going to be dense. It's about time some of these parking lots are being developed. There is probably a development opportunity on the parking lot diagonally across from the ballpark which is across the street from the Hyatt Place and the future Aloft hotel. They really do need to improve the streetscape in this area and really throughout downtown. That's one of the things I admire about cities like Greenville, SC. Their downtown is so lush an inviting. 

Carroll at Bellemeade is going to really look great from the ballpark and it's a little taller than the other newly constructed apartment complexes like CityView, Greenway at Fisher Park and Greenway at Stadium Park which tops out at 4 stories. This complex is 6 stories. Over the next several years, new apartment developments will likely get even taller. Developer Roy Carroll lives in the penthouse top floor of the Center Pointe tower, the highest residence in the city. From his home he can watch all of his downtown developments and properties.

It would certainly help. Unfortunately the HB2 law is going to keep all ACC tournament games out of the state until it is repealed. Now that the political climate has changed in favor of HB2 bill, it may be a long time because the new presidential administration is going to appoint judges that would likely block a repeal in court. The state General Assembly is going to have to have a change of heart before any ACC or NCAA games ever come back to North Carolina. This goes beyond sports. Roy Carroll has to fill his project 561 tower. If he does it, it will have to be with existing companies already located within the city or state. Companies are bypassing North Carolina left and right. Charlotte really lost some big company deals. From what I understand Mayor Nancy Vaughan said a fortune 500 company was considering relocating its headquarters to Greensboro but decided not to because of the HB2 law. It's been mentioned on other forums that it could have been Arch Capital which recently decided to move its headquarters to Greensboro. It will be the largest mortgage insurance company in the United States after the United Guaranty acquisition. However I'm not sure if its them because its currently not on the Fortune 500 list and there has been no media reports of them backing out. Also Arch Capital would have had to been aware of HB2 before they made the announcement of relocating to Greensboro. Apparently this was another company and its possible they were looking at Roy Carroll's project 561 tower. Seems like everytime Greensboro turn the corner and is on the brink of something big, politics get in the way or the economy begins to tank. I remember when Greensboro was about to get an 18 story federal courthouse, when the political winds changed, so did plans for the courthouse.

Ballpark development 

some photos I took of the Carroll at Bellemeade apartments and Hyatt Place hotel construction site. There will be a total of three apartment buildings and the hotel. The hotel will have a second level roof pool and the apartments will have a roof top pool and clubhouse. The apartments along the edge of the Eugene St and the ballpark will have 6 floors but will actually be 7 stories tall. Parking will be beneath the apartments and there will be an interior lot so there will be no need for a parking deck. There will be a total of 300 apartments and the project is just one part  of the ballpark development. Stadium at Greenway Park apartments overlook left field and across the street  is the Greenway at Fisher Park Apartments. There are restaurants, breweries and a grocery store nearby. Soon an Aloft hotel will rise on the opposite corner of the Hyatt Place and directly south of the ballpark which could also include mixed use residential or office. So the ballpark will have two hotels. All of these projects are happening organically around the ballpark as seperate projects as opposed to one big ballpark development like in a number of cities across the country. Downtown is really going to look different especially around the ballpark area. And the performing arts center will be rising a block east of Carroll at Bellemeade and Hyatt Place.

Almost time for the exterior facade on the hotel. I think it would be cool if they painted the road or at least at the intersection to look like brick with a Greensboro Grasshoppers logo. They also need decorative gates to close off Bellemeade during baseball games instead of using construction barrels and a police car and I would make the gates public art with a baseball theme. Get Greensboro sculptor Jim Gallucci to design it. Details like that can make a difference in how the area looks.

This rendering shows a gray base stone facade but I have seen other renderings where the base is brown.

Carroll at Bellemeade is moving along. Its been a year and a half since construction started. By the end of the year it should be complete. They have installed windows in some of the apartment buildings and it looks like the apartments above the deck on the Eugene Street side are starting to go up. Little has changed with the Hyatt Place Hotel, at least on the outside for the past few weeks.

Photo update on Carroll at Bellemeade / Hyatt Place Hotel. On the Eugene Street side facing the ballpark, they have made some progress. The apartments are up to the 5th floor, they have one more floor to go. They have also started putting windows in the Hyatt Place. Not much left on the outside of the hotel to do but to put on the exterior finishings The center part of the hotel with the sloped roof will be glass and it actually reaches to 7 stories to the tip. In about a month construction on the ballpark tower across the street from the Hyatt Place will begin. In the near future we will see a tower crane!

Greensboro Developer Roy Carroll, looking over his Bellemeade project in the photo, is making waves in Greensboro and the rest of the state. His company is the developer of The Avenue in Wilmington which will include a midrise upscale urban village with retail, residential and a Westin hotel there. The Carroll Companies is the largest apartment development company in the state and one of the largest in the Southeast. He has major development projects as far as Texas.

Hyatt Place and Carroll at Bellemeade going up nicely. Even though the project is 6 stories, the height actually rises to being about 7 stories tall on the north end of the development.
