They have done the speculation and have put 2 and 2 together and come to the conclusion we knew on  this board a year or so ago.

It's official: It will definitely be a Ritz Carlton Hotel and Residences.  Will now be 46 stories (instead of 42) for the hotel portion. This "new" rendering is still at 42 stories. With the additional 4 stories it will probably be close to 600' tall. Cost will be $585 million.  M2 Development Partners plan a ground breaking in first quarter of 2022 with a mid-2025 completion date in mind. 

There will be a rooftop restaurant.

M2 has also added Steve Armistead and Jared Bradley as partners in the project. 

MDHA Design Review Committee will need to approve exterior forms and functions as the site sits in the Capitol Mall Redevelopment Plan District.

Hopefully we will get a new rendering as there is a disclaimer on the website stating this is just a representation but not the final product. I ran across the NDA yesterday afternoon and it was about three weeks old. 

I do not think MDHA will be an issue. They will also have to go before the DTC and get bonus height I do believe, but that can be achieved through LEED and parking most likely, but this was not discussed. They will need 16 floors of Bonus I think, as the base zoning is 30, so they may get some through exceptional design.

Wow, 46 stories will put this as tied for number 1 (505 also has 46 floors) with the most floors for a TN tower.   Just needs a spire to take the height crown from Batman!

Anyone else amazed how we have new towers proposed downtown on what seems like a weekly basis? Are many other cities experiencing similar growth in their downtowns?

Just a handful, Austin as far as midsize and then the big boys where it is not as noticeable. Seattle, NYC, Chicago, etc. Covid cooled a lot of construction in cities around the country but it remained pretty steady here.

I would say that Nashville & Austin are probably getting more construction than any other city per capita downtown than most any other of the large cities. While Charlotte is getting some new high-rise construction downtown and South Dilworth is no where near the amount we are getting here. I think Miami may be getting some new towers as well.

Honestly…the placeholder design isn’t all that great…so I’m excited to see if the actual rendering of the 46 story tower takes it up a notch.  Would love for them to try and “one-up” Four Seasons with an amazing design.  THEN…Four Seasons decides to go ahead and build tower 2 next to the ped bridge…at 700’…with a “Signature Tower” crown.

also to answer smeagols post yes I can confirm many new towers and offices specifically are being built in Miami especially in the Brickell area. I think the top 3 cities for the most new buildings being built currently are Austin, Nashville and Miami.

These are beautiful designs, truly. I'm still waiting for Nashville to break the 'crackerbox' ceiling with a bold, beautiful design. The Four Seasons would have been a great opportunity, this could be our next!

I like your idea! , four seasons really needs that second tower. Also I truly believe that with the momentum Nashville has right now , if Tony G ever wanted to pull off building his legacy and making THE STATEMENT, it’s time for him to build Signature Tower, original 1030 ft version!

So much to say!  Really glad what you cats already knew was made official.  Next, I'm with Smeags.  From my poking around, definitely would list Austin, Miami, and Nashville as three top builders right now (aside from Chicago and NYC).  @nashwatcherI guess Tony G. knew what he was talking about when he said this decade will far outpace the last.   An exciting time followed by an even more exciting time works for me!  I'm feeling some of what both @MLBrumbyand @titanhogsaid.  I do like the vertical lines with the horizontal breaks AND the color scheme.  And yet, as cool as it is, part of me is still like, it's a box.  I want to believe we can do better.  Even the announcement from last week was  a box.  Actually, two of them.  I love the rate of growth and I'm hopeful that architectural design will be infused more as the building heights increase.  Fingers crossed (even though I don't believe in luck).  @LuvemtallI'd lose my mind if the original Signature Tower went all phoenix on us.  Lastly,  keep 'em coming!  As Michael Jackson said in the seventies, Don't Stop 'Til You Get Enough!!!!

Am I wrong but won't 46 stories out it at 623'? If Four Seasons is 40 stories and 542', that comes out to about 13 per story. (13 x 6) + 542.
