I posted about this project in the proposed projects thread earlier today, but it should be well over the 300' threshold that I use for creating threads for individual projects.  Based on information available from the city, it will have 300 apartments and 13,000 sq. ft. of office space.  A drawing of the ground floor shows that the parking will be underground and the tower portion (highlighted by dotted line) of the project will be built on a slight angle to avoid a Capitol View Corridor:

The project's location is in the NE corner of Downtown where there are very few high-rises due to the Capitol View Corridor height restrictions:

There are no renderings or very many building specifics yet.  But there has been recent building permit activity related to zoning for this project. Based on available information in the permits that have been filed, this looks like another 30-40 story point tower project.  It'll have 299 apartments and 13,000 sq. ft. of office space on top of several parking levels..

The Planning Commission votes on the zoning change for this project on Tuesday (08/08). It needs to be rezoned to Central Business District to allow for a 30-story tower.  Two adjacent sites were recently rezoned to CBD, so this should easily pass. This neglected far NE corner of Downtown is area is getting ready to boom with around 10 new towers.

Ugh.  They used an old skyline photo for the backdrop.  Anyway, this one will go up along I-35 in an ugly downtown dead zone populated with a lot of urban campers.  Either this or the nearby Mirabeau Hotel project should be the first of at least 10 towers going up in this relatively small area.  That should clean up this area and add some life to it.

This project hit a little bump in the road this week.  The Austin Design Commission didn't grant the density bonus (F.A.R. increase) needed to build the tower as tall as proposed.  The site is in a blighted corner of downtown that is just starting to be developed.  The developer designed the ground floor as a co-working space for the residents, and stated that ground floor retail was not a viable option in this area at this time.  But ground floor retail is expected to be a component of any project that the city grants density bonuses to, and a couple of the commissioners wanted retail space regardless of whether it was currently viable.  So it looks like the developer will have to replace some of the planned co-working space with a Starbucks or sandwich shop.

The site plan application was updated Thursday with a 100 page attachment.  The bottom line is that this project got the density bonus it needed from the City.  Since Trammell Crow Residential is the developer, this should be one of the next projects on the conveyor belt of 30ish-story residential towers to break ground.

This must be close to getting approved because around 130 building permits were filed today.  Most were for the floor finish outs, but some were for the actual start of construction.  A 30-story building like this normally wouldn't make much impact on the skyline.  But this one will because it's in a location where there are no tall towers.  There are a lot of towers planned for this area, but this one looks like it will be the first one to go up.

The site plan was approved and released in May, and this is a Trammell-Crow project.  So I was wondering why it hadn't started already.  But a couple of recent permits shed some light on that.  A site plan change permit concerning a driveway was filed.  But that was approved this week which cleared the way for the site demo permit to be filed shortly after that.  Demo permits get approved pretty quickly, so this one should be good to go in the very near future.

Groundbreaking is imminent if it has started already.  Trammell Crow Residential has added this project to their development portfolio on their website and listed it with a Nov. 2018 start.  It also has a new name.  A local real estate blog stated that it's being finance by Bank of America.
