Office tower update: Up to 7th level of garage on north end, 6th level on south end.

Any official height on this one? Will this be as tall as the office tower next to it?

Should be taller. That one is around 15 stories (another Eakin stubby building)... this one has 20 plus a cap. The renderings I've seen show it at 22, but I am rarely in the know.  So should be noticeably taller by at least 70 ft.

The office tower looks like it's close to the level of 1212 but im not sure

About the same. The residential tower 1212 is around 25 floors. So around 300,  I'd expect the office bldg to be slightly taller by about 10-15 ft, including that cap.

The office brochure gives some floor to floor height details. I had to estimate nine feet floor to floor for 8 stories of parking and 20 feet for the lobby level, but I came up with 258 ft.

This will be the largest new 'spec' office tower currently under construction to be so close to the Amazon / Asurion complexes. 

They will probably be marketing to tenants who would like to be close to these large companies.

They'll market to companies that can pay the rent. They don't care whether they have an affiliation with Amazon or Asurion.

It will be until One22One starts. We just dont know if they have any tenants yet, but that one will have 528k sq. ft. vs this one at 329k. Still unsure of a start date on 1221. Supposed to be this fall but they have yet to buy the last parcel they need to start the project.

Just drove by the site and let me say this is one massive, massive structure. I wish it had been ten floors taller, though. Apart from that, it really adds to the inner loop with a sense of grandeur. Something Nashville was really missing on that part of town.

It's wild to me that it's profitable to build a ten story parking garage with only ten usable floors on top.

It's incredible. Imagine how many more projects would pencil out if we could start the actual buildings at ground level. Like if there were some way to move people around that didn't require storing their vehicle everywhere they went.

If you ponder it for too long it's surreal. Every time I look at the row of buildings along KVB, all built on top of 7+ story parking garages, I just can't quite tune it out, creative screening notwithstanding.  If an alien sized up the situation they might assume the cars were running the show. They get all the bottom floors (with a service entrance for humans) and the people get whatever can be perched on top. They get 60 feet of street width for travel and/or parking lanes. People get 5 foot strips along the sides.

Given how many of our towers were maxed out in terms of zoning allowances, I'm not sure that removing the parking garages from the pedestals would've affected the height of enough buildings to meaningfully change the skyline.  In fact, some of the towers that didn't max out their zoning (but did max out their loan acquisition ability) might've even been taller without having to build parking pedestals. 

On the other hand, imagine if all the parking garages that sit on lots adjacent to the towers they serve had never built and could've either hosted new towers or simply increased the land supply thereby reducing real estate prices and making new tower construction more affordable on other sites.  Now THAT might've really changed what our skyline looks like today.
