Gulch Union (Endeavor Demonbreun): 3 towers (20 story/329,000 s.f. office, twin 28 story residential buildings)

Looks really good. When do you all expect them to start construction on the other two towers?

The parking top level parking spots along Broadway appear to be a huge wasted opportunity. I imagine a potential tenant would pay a large premium to have private outdoor space there instead of looking out at parking spaces. However I am not in the weeds of the details of this building, so it is possible there is a very good reason why they did not do that.

The Gulch Union office tower's garage covering looks nice during the day...but disappointed that it will looks like a normal garage without a covering at night.

NBJ has a slide show of the "top 10 developments shaping the downtown skyline "   For Gulch Union, they say the second phase is underway.   I thought the second phase was twin residential towers.   Also not aware that ground has broken on phase II.   Something seems off here.

Simmons Bank is leasing 10,000 sq. ft. in the office tower.  That means about 20% of space has now been leased.

Yes. The garage for phase two will face that direction, so there was no need to screen that side.

This office tower is defiantly not fancy. It will be quite a contrast to it's neighbor one22one.   But when the twin 28 story residentials are joined to it... this will be a really sharp part of town.

Revance Therapeutics out of San Fran is relocating its HQ to Gulch Union Office Tower, where they will take 40,600 sq. ft. of top (20th) floor and 9th floor.  Looks like there will eventually be about 110 employees in the space, and it is not clear how many will be new hires. This means that the tower is now 30% leased.

I noticed the other day that the single story building that i think was being used for Leasing for one of the buildings in the area had been demolished. I was driving so I didn't get the greatest look, but hopefully someone else can confirm or deny this?

I’ll check on my drive home. I don’t think it’s been demolished, they haven’t pulled any demo permits AFAIK.
