I'm guessing 50-70 feet taller because it's office at 20 floors vs. residential at (what?) 22 floors. 

Imagine twice as tall as Gulch Crossing.

In an interview with NBJ, Jamil Alam of Endeavor Real Estate Group gives some more details on Gulch Union:

- The cost of the office tower alone will be $100 million.

- The other two buildings coming along later will house 250 hotel rooms and 250-300 residential units.

- "We hope in the next 45 to 60 days to have figured out who our hotel flag will be. That decision will heavily influence the way the rest of the site gets built out."

- A big part of their bet on starting the 20 story office building without any tenants is the relocation of AllianceBernstein.  He believes more financial institutions from NY and other expensive markets are going to be relocating here soon, and they'll need space.

- "We felt like the most meaningful way to prove our commitment was to go stick a shovel in the ground and start building."

-  Regarding downtown traffic: "Whether that's because of chug-and-pedals or concerts or Preds games or what have you, it does feel like downtown users are fatigued by the constant road closures and narrow streets. Many are looking to be on the edge of downtown, as opposed to the center of it."

- "Growth is shifting towards the edge of downtowns, allowing commuters to reduce their commute time and creating amenity-rich, walkable districts. Institutional capital has taken notice."

As this is a three building project, and as we are getting a little jaded with all the development going on, some buildings don't get the attention it would deserve if it were a stand alone project. So, I made a card just highlighting the 28 story apartment building part of the Gulch Union.

Ten years ago, one building like this would have been the hot topic discussed day and night. Now these proposals are just something we barely pay attention to.

Demo permits have been granted for 1301 and 1213 McGavock (two one story nondescript structures along McGavock) to start to make way for Phase I.  The former Deja Vu building is not part of these permits.  I'm sure that will be next, in short order.

The former Deja Vu is be leased out to Rabbit Hole Distillery out of Louisville. Probably a year lease I would guess.

I'm wondering they're just doing a tasting room, like what Corsair had at Marathon Village. I just don't see that location being a good place to set up a distilling operation since it's going to be coming down, and relatively soon?

I’ve seen or heard of them around here. So, maybe get the brand name out there. While they look for permanent property.

Interesting.  Surely it won't actually be in the Deja Vu building.  It's in the footprint of the office building beginning construction in 2 months.

Yeah I'm thinking that's just advertising and the site owners looking to milk a few billboard dollars while covering up a rundown strip club in the meantime until its torn down.

One of the nondescript 1 story buildings on Demonbreun was scraped-away a few days ago.  More to come down in next few weeks.

The final piece to the puzzle of lots needed for Phase I (the 20 story office tower) has finally been purchased by Endeavor.  Groundbreaking set for later this month.
