LC SoBro, 7 stories/432 apts, 3rd Ave. South & Ash (Phase I), 7 stories 140 apts. (Phase II)

This development is large enough that it deserves it's own thread.  Lifestyle Communities will develop another great looking residential community in the Rutledge Hill area covering the better part of two blocks running along the north side of Ash Street between 2nd Ave. South and the west side of 3rd Ave. South.

The first phase will be 11 stories tall at it's apex, but will have 3 and 7 story sections near the front entrance at 719 Third Ave. South.  There will also be two levels of parking in an underground garage. This phase covers .86 acres. Completion date is set for 

The second phase is rumored to be 6 stories tall and will encompass about 430 apartments, and will cover about 1.44 acres between 3rd and 2nd Avenues South.  No renderings nor word yet on start date for the second stage.  

My guess is that there will be some retail/restaurant space incorporated into at least a portion of the ground levels, as that is what Lifestyle Communities is doing with it's similar-sized development in Germantown.

I really like the design on Phase I, and if the rest of the project reflects the same dynamic, I think this will be a very nice addition to that neighborhood. Classy stuff, just like the development they are putting together in G-Town.

LC....are those the same folks with that great new development on Providence Parkway in Mt. Juliet? Their G.O.A.T. bar and grill is fantastic.

Any mention of proposed materials? If this is going to be clad with limestone and brick, then coupled with the architecture it will be a beautiful building. If this is going to be clad with EIFS and stucco then it will look incredibly cheesy. We'll see.

^ ^ ^ If their Germantown development is any indicator---which will be mostly brick---they don't skimp on their exteriors (see the renderings below).  Even if this SoBro piece should end up a blend of brick/limestone and  stucco like the Aertson, I think it could look fine.

That's good to know. My primary concern with the use of stucco on this proposed design is that facade depth and facade separation would be lost without the use of a stone or brick cladding component. It might not seem like much, but the shadow lines created by various reveals, brick courses, etc. go a long way. The elevation that's been provided reminds me a lot of a development soon to start permitting here in San Antonio (sorry for posting a non-related rendering). Limestone and D'Hanis brick are the primary facade elements. If any of you are aware of the Pearl Brewery redevelopment (RioPerla/Silver Ventures), then you know they have very, very deep pockets. This rendering doesn't show the decorative parapets, but they're very similar to those proposed for LC's SoBro project.

That's 150/ft. Prices are pretty close to this now, especially for a large tract that a developer can do a lot with...

Hopefully whoever buys it puts in a cool mixed use development on the lots that adds to the area. There will be plenty of apartment goers next door to sell to with all of LC's neighboring development

The Ohio developer with a large mixed-use project in Germantown is moving forward on undertaking an 10 and 6 story development for 2.3 acres on both sides of 3rd Ave. South at Ash Street in the Rutledge Hill section of SoBro.

On Thursday, Nov. 2,  2017 Lifestyle Communities will ask the Metro Planning Department Downtown Code Design Review Committee for approvals related to the two-building project the Columbus-based company hopes to undertake on Third Avenue South near both popular live music venue 3rd & Lindsley and Metro’s recently opened Division Street Extension and Bridge Complete Street Project.

Only this schematic rendering of the 10 story building is currently available.

If they do the exterior of those buildings right they could be a beautiful addition to Sobro. I love the large arched windows on the ground floor. It reminds me of this hotel I stayed at in San Antonio a few months ago, which was a converted office building from the 1910s:

Metro approved the proposal for the 10 and 6 story buildings Nov. 2nd.  Apparently there will be some slight modifications to the schematic we have, but we don't know the details yet. No new renderings at this time.

We hope to know more either next week or just after the first of the year as far as a construction start, but it seems to be getting closer.

My thought is if they are moving in this direction now, that they will probably begin work in earnest about the time their Germantown project is opened.  So, within the next 4-6 months (?)
