LC....are those the same folks with that great new development on Providence Parkway in Mt. Juliet? Their G.O.A.T. bar and grill is fantastic.

That's good to know. My primary concern with the use of stucco on this proposed design is that facade depth and facade separation would be lost without the use of a stone or brick cladding component. It might not seem like much, but the shadow lines created by various reveals, brick courses, etc. go a long way. The elevation that's been provided reminds me a lot of a development soon to start permitting here in San Antonio (sorry for posting a non-related rendering). Limestone and D'Hanis brick are the primary facade elements. If any of you are aware of the Pearl Brewery redevelopment (RioPerla/Silver Ventures), then you know they have very, very deep pockets. This rendering doesn't show the decorative parapets, but they're very similar to those proposed for LC's SoBro project.

3.5 acres across the street is for sale as well. Maybe Lifestyle Communities will buy and make it a solid 2500 apartments in this area!

That's 150/ft. Prices are pretty close to this now, especially for a large tract that a developer can do a lot with...

Hopefully whoever buys it puts in a cool mixed use development on the lots that adds to the area. There will be plenty of apartment goers next door to sell to with all of LC's neighboring development

The Ohio developer with a large mixed-use project in Germantown is moving forward on undertaking an 10 and 6 story development for 2.3 acres on both sides of 3rd Ave. South at Ash Street in the Rutledge Hill section of SoBro.

On Thursday, Nov. 2,  2017 Lifestyle Communities will ask the Metro Planning Department Downtown Code Design Review Committee for approvals related to the two-building project the Columbus-based company hopes to undertake on Third Avenue South near both popular live music venue 3rd & Lindsley and Metro’s recently opened Division Street Extension and Bridge Complete Street Project.

Only this schematic rendering of the 10 story building is currently available.

My thought is if they are moving in this direction now, that they will probably begin work in earnest about the time their Germantown project is opened.  So, within the next 4-6 months (?)

The OP in this thread. Rendering and location map. 

Rendering is for the 10-story portion which I believe will go on west side of 3rd Avenue and 6-story portion on opposite side of street.

      Market Street Enterprises announces their newest structure in their Gulch development: Three Thirty Three office building.  It will be a 5 story brick and glass structure featuring 69,000 sq. ft. of office space on top of a first floor primarily made up of 11,000 sq. ft. of retail that will face both Pine and 11th Ave. South.   It will be located at the NW corner of Pine and 11th Ave. North in The Gulch. Construction slated to begin this fall, and a finish is slated for late 2019.

      Adjacent to the building on the north side will be Noble Park, featuring a wooden boardwalk, and a 12 foot high by 42 foot wide water wall.  There will also be a deck that can serve as a stage for performances.

      The architect is Earl Swensson, and Turner will be construction company.

      An 11 story, 136' tall boutique hotel that would include 112 rooms, an "electric gastro pub," a subterranean upscale restaurant/wine cellar, 32,000 sq. ft. fitness facility, 7,000 sq. ft. spa, a boutique performance venue,  screening and writing rooms, rooftop pool/lounge, and more will be located at 10 11th Ave. South, backing up against the CSX tracks at the T intersection of 11th and McGavock St.  Price tag will be $70 million.

      The developer is Chris Hyndman of M Street Entertainment.  Ground breaking will be 4th quarter of this year, and a summer 2020 completion is the goal. Currently the lot is utilized for surface parking.
