Did you know Kissimmee has a Gatorade plant? Better yet, Pepsi’s expanding it!

I think we should put @prahaboheme in charge and he can run for mayor of Kissimmee while he’s at it....

I did know this! Pepsi has had a plant at the Poinciana Industrial Park for at least 30+ years and has expanded over the years.

Several other expansions and new development has been announced recently at the industrial park, which is adjacent to the Sunrail Station. 
Hopefully this all bodes well for the the planned TOD set to break down next year.

apparently there was some sort of mega sex convention on boats in East Lake Toho this weekend...and I missed it in all it's nastiness...

On another note, the long delayed Mosaic development at the Kissimmee Lakefront appears to be moving forward.

Miami firm to build TOD apartments next to Tupperware SunRail
Miami-based Waterstone Capital paid $11.45 million Friday for 16.5 acres next to the Tupperware SunRail station and plans to build 448 transit-oriented apartments. This is the developer’s first project in Central Florida, and it’s the third TOD housing community within walking distance of the transit station and Orlando Health Tupperware Campus.

Waterstone Managing Director Mauricio Bello told GrowthSpotter they’re looking to do a four- or five-story complex with concrete construction and surface parking. Bello said he’s already met with Osceola County staff, and they’re excited about the project. He hopes to have permits in hand within eight months.

Korean billionaire Young-hwa Song has signed the purchase agreement for 25 acres in NeoCity and pledges to build a smart city center with condos, shopping, restaurants, offices, a hotel and a performing arts center.

Highlights include:

-3.4 million square feet of new construction

- 55% residential

- 45% commercial, commercial office tower

- 23,200 sq feet of cafes/restaurants

- urban farm component 

- dining / retail w/ a movie theatre

- conference hotel w/ 100,000 sq feet convention space

- 700 seat performing arts center including outdoor plaza and amphitheatre (Osceola Cty to build likely to replace the outdated Osceola Center for the Arts)

Someday, they’ll get around to building the Carolando tower, too! It’s only been 50 years -Ms.Ponte would be proud!

I won’t hold my breath on a skyscraper at Neocity. Certainly they’ll be looking to Lake Nona for some inspiration (although hopefully not too much). Maybe they’ll get something the height of that new Wave Lake Nona resort.

Another +300 units to be built on downtown Kissimmee. With the currently u/c Mosaic development at Lake Toho this brings over 500 residential units coming to the center within the next 2-3 years. 
Good news for the sustainability of small businesses downtown.

The Partin family’s Green Island Ranch, almost 6,000 acres including over two miles of Lake Toho shoreline, has been sold.

Development is expected to take years but the first phase could begin next year:

More sprawl in Osceola on a massive scale. 
The only positive element to this is that the planning that is going into it is nothing like the disastrous sprawl of the last 50 years.

While I concur about the sprawl (the photo at the top of the Sentinel article of the incredibly green landscape and the lake in the foreground makes one heartsick that it’s largely going to be subdivision after subdivision), I’ve also long been fascinated by the difference between growth (or the lack of it) between Osceola and Polk.

The counties are both large and practically the mirror image of each other, but where growth in Polk saw development on the whole length and breadth of the county over a century and more, Osceola hugged the northern border between Kissimmee and St. Cloud for most of its existence (Poinciana changed that somewhat but not until the late ‘80’s and nineties). 

Growth along US 27 in Polk has been continuous for a long time but US 441 south of US192 down to Okeechobee was mostly nonexistent. As someone who is very interested in Florida’s history, it’s an interesting contrast.

Polk was the larger County population wise pre-Disney I believe? Osceola was largely rural — cattle communities.  Lakeland, Haines City, Auburndale, etc well established at the time.  In a sense I can see why the two counties have grown outward in different ways.

 

The identity of Osceola has long been linked to Orlando’s primary industry whereas Polk seemed to exist outside the Orlando ether at least until the expansion of Four Corners and Davenport.
