I'm not understanding how that would benefit Duke (and building tenants) both in terms of land usage and flexibility of floor space.  A smaller girth would obviously mean less of the valuable land is being utilized.  And it would also mean less floor space on each floor within the building.  Some organizations would prefer to have all their team together on one floor.  If the square footage on a floor is too small then you end up splitting folks apart onto different floors, which might complicate workflow.

If not then I would expect very soon as one feels as if they are a blade of grass beneath a magnifying glass when the sun is reflecting off the current wall of glass. 

I've wondered the same thing.  I  wouldn't want to be on the street level if the sun is shining the "wrong" way, or in either of those buildings with the sun reflecting back and forth.  Poor eyes.
