I think it's a bit of a pipe dream, but it can be done. It was posted on here a week or so ago that a lot of projects are being built with minimum parking requirements waived. Large buildings like hotels will inevitably continue to have parking included for the foreseeable future, which is honestly fine with me, I'd rather have decks concealed in or under structures than have blocks of buildings with no parking and then have a massive deck here or there messing up the cityscape. I think developers, especially residential are recognizing the unsightly nature of parking decks and are taking more steps than just screening like they had been a few years ago.

It makes sense to move Wells HQ to the QC.  But for private equity, SF isn’t a banking powerhouse.  Also, I guarantee that 90% of Wells’ employees in SF make less than $250k per year, which is nothing in SF.  If their salaries were dropped by 1/3, they’d fare much better in Charlotte, and the company would save a fortune on office space ($30/sf for QC space vs. $80-$100/sf in SF).

The upper echelon execs who want big city life could move to NY where Wells’ IB owns 750k sf of space at 30 HY.

And again thanks to Childress Klein for taking care of my parking hut which will be the base of my new company Me Works, the first mobile coworking company.  We deliver the space to you complete with a Mr Coffee.  Despite WeWork's IPO woes, we still fully expect to do our IPO soon and the Bank of KJ has underwritten the offering.  Min. investment $1 or 2 tacos.

When might it actually be above ground?

Man o man I love shedding insight on these construction questions.  I work in the construction industry (but not at this site) and have some knowledge and can tell you the following from what I see:

This Site has Major Earthwork and foundation construction requirements like removing large amounts of embankment and rock drilling/Blasting.  As such, typically work like that (Earthwork & Foundations) for a site this large is usually given 4 to 6 months for completion with an extra month or two (6 to 8 months) given to work around Time Restrictions (noise ordinance, etc.), Haul Restrictions and/or Inclement Weather delays.  Sites like LU3 (Honeywell) have much faster turn around (typically 3 to 4 months) to go vertical becuase of the limited amount of earthwork needed prior to installing foundation infrastructure.

That being said I wouldn’t suspect the Earthwork/Foundation Work to be completed until the end of this year at the earliest.   I wouldn’t suspect anything going conspicuously vertical (above street level) until towards the very end of the 1st Quarter 2020 or sometime in the early 2nd Quarter 2020.  Remember they do have an underground parking (I think 1 or 2 levels and that takes some time to form and pour).  If it’s faster than that then Duke / Childress Klein probably have some big $$ incentives.  Do remember that a man was killed working at LU1 during construction so Safety is paramount.

Ive said before on here (conservatively) that I believe they’ll be possibly 12 to 15 floors high (hopefully more) by the time the RNC rolls around next August.

If I had to guess - this site will probably have two (2) cranes but I wouldn’t suspect they’d have any until sometime 1Q /2Q next year.

Y'all keep an eye on my Parking Hut while I am gone.  To raise the stakes I will offer $250 to a charity like Habitat for Humanity for the Hut and hey Childress Klein why don't you auction it off and my bid is $250.
