Those are condos, and the Independent is condos as well.  The market is starting to switch more to office space thanks to pre-leasing activity and a multi-year focus on residential and hotel construction.  I think residential construction will be taking a breather for a short while since so many new units have come on line.

Here's another model of this project from the architect's Instagram account.  We have more than enough models and renderings, so let's start it already!  The Gensler architect appears to have joined SSP a few days ago and has been commenting on Gensler projects in the Austin subforum.  He indicated that this would be starting soon.

There is apparently an FAA height ceiling for downtown Austin, and that appears to be why this project had five floors added to it without increasing the height of the tower.  So we may never get a supertall in Austin.  But I'm OK for now with a bunch of 850' tall towers.  The site plan application was updated a couple weeks ago, so it's getting closer to approval.

The site plan with elevations was released yesterday, and the height was tweaked a little.  It's  now 842' with floor 65 being the highest occupied level.  The elevations are on page 16, 17 and 18:

There is a discrepancy in the  estimated start of construction in city documents.  One lists the start date as sometime between this November and April 2019.  Another lists it as either January or February 2020.

The architect added a new black and white rendering to his Instagram.  Out of the four or so projects that could be the next new tallest after the  Independent takes that title in late May, this one is furthest along.  One of the other potential new tallest - The Republic - is planned for a  parking lot a couple blocks to the right of this project.

Here are more street level renderings showing different sides of the building.  The reason for all the street level renderings from the Monday 07/23 Design Commission presentation is because pedestrian street level interaction is largely what the Design Commission focuses on.  Even though there are no firm height limits on downtown sites not limited by Capitol View Corridors, the FAR is only 8:1 unless the Design Commission approves an increase up to 25:1.  To get the increase there has to be retail, benches (a.k.a. homeless beds) canopies, trees, bike racks, public art, etc.

One of the last pieces of the permitting puzzle this project needs is the density bonus (FAR increase) from the Design Commission.  But not enough of the Design Commission members showed up for the 07/23 meeting to create a quorum.  So the FAR increase will have to wait for the next meeting in late August.  :(  They have one meeting a month, and they can't show up for work?  Losers.

Seth Johnston of Lincoln Property said Tuesday afternoon there is strong leasing activity for both The Republic and 6 X Guadalupe but declined to go into specifics. He added that Lincoln and Kairoi Residential expect to receive an initial permit to start site prep work "any day now" on 6 X Gaudalupe, which would have both offices and condos.
