I believe the 11% is persons in apartment complexes, not all apartments. Overall, 32% of the Nashville MSA population lives in rental housing.

 

Very crude "market research", but a/o this NBJ piece from last month, there are approximately 3800 apartments currently in various stages of development (I read that as beyond proposal) in the core and adjacent ring.  This article states that the "balance" of apartments in the metro is approximately 11% of the total population.  It also states that Nashville is currently growing by up to 37,000 people per year. True, these "in town" apartments don't constitute the whole area, but the current supply underway in those key high-growth areas would suggest a little over a year's demand for new apartments.

I might have missed that distinction.  I can understand the difference between the two, but know nothing about the 32% figure.

As a Gulch resident, there's a severe lack of stuff that fits my day-to-day needs. I know a lot of my neighbors are into the nicer restaurants and stuff, but there's nothing here for regular use. Turnip Truck is nice and all, but it's expensive and it is difficult for me to commit to their prices - especially since I don't subscribe to the organic lifestyle. I often find myself wanting to walk somewhere to grab a quick, inexpensive bite with no where to go but Subway.

 

I'd love to see a market similar to what Viridian has, but I don't see it happening any time soon with Turnip Truck already in place.

No, but it reminds me of a really ugly building in Charlotte. I hope it's merely concept... as its connection to ground/street level is dismal. Better yet, I hope it's only a student project somewhere.  And what's up with that goofy 1964 Chrysler Turbine concept car heading toward us?

I am glad it was approved, but as a mass transit enthusiast, I am going to vent a little for a second. 

 

$120MM for a museum - not one question about where this money is coming from nor whether it could be applie somewhere else. 

 

$175 proposal for The Amp - Ron Ramsey and all the state representatives go crazy. I am not saying The Amp was the solution, but I read/heard a lot of complaints about the cost. 

 

Why do some projects pass the cost test, while any $ to any mass transit gets complete scrutiny?

It was actually James Smithson, a British scientist that requested it and Andrew Jackson who brought the request to Congress. I believe President Polk really got the ball rolling. I drive up to the Smithsonian every year. I love it up there and I'm glad Tennessee's new State Musuem will be near the Bicentennial Mall. Seems like an appropriate location.
