Looks as if Dean screwed th pooch to get this started before he left office. Metro does not have all the land it  needs to finish the Division St connector so project is stalled.

It appears the SW corner of KVB/First Avenue site for a possible Hard Rock Hotel is back in play as Frank May buys half of the parcel to add to what he already has there. More wheeling and dealing about to ensue...

That is the Pollack Shores apartments building... I think about 5 stories tall, bordering Church and the northbound I-40 access road. There is a pic of the building in Smeagolsfree's latest project list.

It is horrid. Putrid. This forum especially should be chastising these people for this type of generic project right on the entry way to our city.

Couldn't agree more.  I despise that project.  I understand that they've got to make money, but you can always tell the companies that are being motivated STRICTLY by that alone, and not for a larger desire to improve the neighborhood they're moving into.  They're basically just taking a giant, generic, cubical dump in the middle of the city.

Close to an acre at 600 4th Ave. South hits the market. The property sits within the Lafayette South subdistrict and can accommodate a hotel, multi-unit residential, office, retail and/or mixed-use development. Under the Metro downtown code, a new a building on the site could rise up to eight stories (up to 11 stories with Metro’s bonus height program).

Update on the SE corner of KVB/Hermitage Avenue site (formerly being considered by LifeWay).  It is now part of a three parcel option (including the 2 adjacent parking lots to the Trolly Barns) that MDHA is offering to developers. On all three lots the height allowances are now up to 30 stories:

While I'm not  a  big fan of this project, I do not find it too far different from either Eleven North or Velocity. (2nd pic is the new Gossett building site building)

Velocity has abundant ground floor retail, and I haven't been inside, but to walk by, the courtyard looks like a very cool space, I wouldn't put it at all in the same category as the other two.  It activates the heck out of its street.  And the Pollack building is on a two level site where they could have incorporated a stairway like Gulch Crossings but apparently didn't.  They paid something crazy like $15 million for this site and then built something that would seem ordinary in Cool Springs.

Their website does say there will be 9K sq ft of retail someplace.  We'll have to reserve at least some judgment for when it's done, but it looks bad.

Holy smoke!!!   Lifeway's 15 acre campus sells for $125 million to Southwest Value partners, from the Tennessean... http://www.tennessean.com/story/money/real-estate/2015/11/24/lifeways-15-acre-downtown-campus-sold/76342092/

Wow!  Didn't know if this would for sure happen or not.  Now for the buyers to come forth with some renders, dang it!!

Yes... and here's the NBJ piece on the sale.  http://www.bizjournals.com/nashville/blog/2015/11/lifeway-sells-nashville-downtown-campus.html

Southwest Value Partners reported raising almost $300 million for its latest fund. ...  "We have learned much about what Nashville needs and wants, and look forward to sharing our plans and milestones. It’s a great project, and we are fully committed to its success," (managing partner Mark) Schlossberg said in a statement.

I have absolutely no inside knowledge about this project, but my gut tells me that Lifeway will stay put indefinitely, and may even allow SVP to build a new multi-tenant tower.  Of course, that would depend on Lifeway's willingness to share its building with other firms.  This just got a lot more interesting.

Compare that Eleven North rendering to the actual product --- I'll take the rendering. Horrible.

I know this was referenced in earlier articles about other properties downtown... Getahn Ward has the scoop in the Tennessean... http://www.tennessean.com/story/money/real-estate/2015/11/24/preservationist-prestons-son-suitor-sobro-block/76342438/

My research tells me this warehouse was built in 1962 and sits where the old Gerst Haus brewery stood.  Can anyone confirm?

Some corners were cut at 11N for sure.   Compare to the exterior going up on the Embrey apartments on Jefferson.   Same stick frame construction but Embrey includes a generous use of brick and stone.    It makes a huge difference.
