The height restrictions were put into place with the hope that we'd build a larger number of dense low and mid-rises rather than scattershot high-rises with huge swaths of underutilized land in-between.

That made sense when Nashville was growing the way it used to grow. Now with all of the development and more on the way, it no longer makes sense.

The .38 acre lot at 1102 Buchanan St. that had been earmarked for The Bernard Center (3 stories, some apartments, mixed-use, 18,000 office/retail sq. ft.) is now back up for sale at $999,000.

The 1.28 acre site at 645 Division St. (former Myers Carpet site) in the Gulch is being sold by Tim Reynolds for $13 million to an unidentified NYC-based development company. The deal is supposed to be finalized by year's end. Reynolds had paid $8.9 million for it just 10 months ago. No word on what the developers have in mind.  Up to 16 stories is allowed by Metro's bonus height program.

Isn’t this the site where someone wanted to put the guitar shaped building? Does mean we might actually get a decent project here now? (It’s going to be the first thing you see when driving up from south of town on I-65)

I actually think the highlighted portion incorrectly shows where Travis Kelty wants to build his very bland apartment towers, and the site in the aforementioned article is to the right of it.

Travis Kelty is the one who wanted the guitar shaped building, which is now the stucco apts.

Those lots are perfect for expanding the TSU downtown campus. That should be done with a focus on technology. Apartments/Dorms could be part of the project.

TSU Could not only expand but relocate from its present downtown location-this would be a bigger footprint for TSU and give Nashville Yards more room to expand northward to all the way to Charlotte ave.

Imagine what that could look like.....

Broadway Boardwalk.

IMO, another massive 120 million dollar pipe dream development for downtown, including a , helipad, hotel and a 400 foot guitar shaped ferris wheel.

This reminds me of the amusement park that was proposed for the Spring Hill area some years ago......has the same kind of 1970's early 80's feel to it.

Or one of the proposals for the fairgrounds.  Microsoft Paint is not a good tool to use to propose a large development.
