I hope and presume that they'll build something of significant/appropriate density with a retail component. We need increasing density and land use on our major corridors. As much as I love the wings at Germantown Pub, that corner lot shouldn't remain a suburban strip style for much longer either.

216 3rd Ave. North (3 stories,  6.615 sq. ft., built in 1894) has sold for $5.5 million, which is about 800% more than what was paid for it a decade ago ($695,000).  Works out to $831 per sq. ft.

The 1.5 acre tract at 804 Fourth Ave. South has sold to a developer that specializes in residential projects. Currently there are 2 nondescript 1 story industrial buildings on the site that were built in 1985. The site is zoned for up to 16 stories. No sale price was released, but the asking price most recently was $12.5 million.

What's is being built around the fenced area? More residentials?

Should call it the "Sideways Pub"... because everyone inside will need to walk sideways to move around the narrow space. Just looking at that coffee cup, the porto-potty (looks like just 3x wide) and the doors in the back for reference, I'd guess the width is no more than 10ft.
