The Post is saying the parcel has been sold. Wonder fi this will effect the timeline or the purchase is what spurred the timeline.

A demolition permit of $51,200 has been granted to Demo Plus for the Trail West Building at 126 2nd Ave. (4 stories,  23,200 sq. ft., built in 1905).  Approval has been given by the Metro Historic Zoning Commission  due to deteriorating physical condition concerns.

No word yet on what might be taking its place.  Immediately to the north is the stalled Broadway Lofts (6 stories) project, and to the east is the rumored/stalled House of Blues Theater/Hotel project. Perhaps  someone is going to try to consolidate all 3 parcel for a more substantial project.  The area is zoned in the Broadway Historical District, and structures must be tiered from 6 stories (closest to Broadway) with a max of 18 stories (with bonus adjustments) next to the Seighenthaler Pedestrian Bridge.

I would hope that the Four Seasons would welcome a building of a decent height on the Trail West site.

Broadway/2nd is not a particularly attractive view from above and an 18 story building wouldn't block much of the skyline since it is on a higher elevation in that direction. Taller would also act as a sound barrier since apparently Metro has no plans for any sort of reasonable noise regulations for Broadway. Kid Rock's is unreasonably LOUD. At least 3x as loud as any other place on Broadway and can be heard for blocks even during the day on weekdays. Not surprised at all that Baker Donelson is moving out of their building because of it.

The 2 story building (circa 1929) at 174 3rd Ave. North that has housed numerous clubs over the past several decades will reopen soon as Bowie's, a 70s/80s themed rock 'n' roll bar. The stage has been raised to 4 feet fro live music, and eventually there will be a refurbished balcony looking over the 6,000 sq. ft. main floor.  There will be a full kitchen featuring American fare, and an extended bar. $400,000 is being spent by Gary Bowie and business partners Phil Martin and Michelle Terrazas. They hope to open in late November.
