Southeastern has completed the purchase of the office/warehouse building at 365 Great Circle Rd. in MetroCenter for$9 million.  This will now be combined with large parcel to the east (United Methodist Publishing House) for a grand total of 113 acres.  It will now be a total of at least three 5 story building with a total of 463 units. No name or updated rendering available yet.  Groundbreaking is set for June of 2020, and both large structures on the sites will have to be razed first.

The very first job I had in Nashville (summer of 1982) was in this building as Director of Radio Promotions for the Benson Company (a conglomerate of 19 different music labels):

This screen shot from Smeagolsfree's excellent development map shows the site purchased today highlighted in teal.  The lot just to the east (right) will also be part of the complex:

Modera Germantown (800 apartments, 25,000 sq. ft. of retail/restaurant) is being planned by Mill Creek Residential on a huge 12 acre site at 1420 Adams St. on the site currently occupied by Centurion Stone. This will be the largest single residential project in the city.

No word on the size of the buildings involved.  No renderings available as of yet. Cooper Carry out of Atlanta and Kimley-Horn in Nashville are the architects.  A statement from the former says " the plans would include extending the city's Greenway biking/walking trail, and converting this property from a use that turned its back on the Cumberland River to one which embraces and celebrates the river."

Post coverage of Modera Germantown.  Cooper Carry will go before Metro Planning Commission on Feb. 13th to seek specific rezoning from industrial to mixed-use residential.  It appears that there will be two primary residential structures, one of them facing the T-intersection of Adams and Van Buren.  This is most likely where the retail elements will be placed.

Union Brick will be an $85 million major mixed-use development (several 5 and 3 story structures, 379 apartments, 10 townhomes, 4,000 sq. ft. of retail) on 4.6 acres at 801 12th Ave North and 800 14th Ave. North, north of Marathon Village. SR Residential Partners is behind the project.  The name is gleaned from the Union Station Brick & Materials Company, currently on the site. David Baker Architects and Johnson Johnson Crabtree will be handling the design.  The team goes before Metro Planning Commission Feb. 13th for rezoning from industrial to mixed-use residential.

It’s too bad the city felt a suburban neighborhood would be the best use of property along Charlotte Ave. Imagine what that area would look like if they decided to redevelop it in the manner that Cayce is being redeveloped.
