The 5 level, 400 capacity garage between the Trolley Barns and Rolling Mill Hill has been OK'd by the Metro Historic Zoning Commission, and images released.  The address is 15 Lea Ave., and sits down the hill from the Metro General Hospital Building which was converted into apartments a decade a go. A pedestrian bridge will connect to The Ryman Lofts.

It will be known as the Trolley Barnes Parking Garage. Kline Swinney is serving as architect. Barge Cauthen & Associates is the civil engineer.

When work on the garage is completed, the RMH Site K surface parking lot, which is adjacent to Korean Veterans Boulevard and near the Gateway Bridge, can be cleared and prepped for a mixed-use project from veteran developer Ray Hensler (32 stories).

Anyone have a link or access to the MDHA filings with drawings/renderings that are less compressed? The images published by the Post are illegible.

Thanks. This confirmed what I suspected. The bridge to the Ryman Lofts is a vehicle entrance/exit, not a pedestrian bridge as the Post article states.

These were my exact thoughts too. I am presuming that they will have to add security gates at the bridge on the garage side so that the Ryman Lofts parking lot remains secure, especially if this is a public garage that is essentially replacing the surface lot with Hensler's tower will be going

The NE corner of 5th and Broadway (424-428 Broadway) which is home to Legends Gifts and Legends Corner has sold for $8.94 million to country legends, Inc. (Brenda Sanderson and Ruble Sanderson who own multiple other Lower Broadway properties). The one story structure does not hold particular historical value, so will be interesting to see if they build (or add on) several stories for more honky tonk/tourism  opportunity.  The previous owners (the Davenport family) bought the site for $150,000 in 1978.

Does $8.9million seem low for that location?

Depends.  If it's based on square footage and not being able to demo and build something substantial in its place...probably not.  If they're able to build something larger...then probably so.

They can probably demo that structure and build 2-3 stories. They may have to design a new structure in such a way that it fits in with the rest of Broadway.

Being as it's only 1 story, I'd say it's pretty good. The bigger 3 stories ones have been going for the high 20s, so it seems like around 7-10 million a floor is the going rate.

I was just thinking about the old Yazoo property selling for above $9 million.  I guess it's the limitations on what can be built on Broadway.

Two adjoining properties spanning a collective 1.28 acres at 100 Van Buren St. and 1500 2nd Ave. North have been sold for $3.64 million to Thrive Homes out of Atlanta.  One is an empty lot, and the other has a nondescript/non-historical 1 story warehouse on site.  No word on what type of residential project will go here.
