Found the Permit Approve drawings through the city and found that the design intent is to paint the EIFS on the north and east side of the building. And @titanhog, the demo drawings do show every last bit of the screening comes down

I am so proud of Nashville for not ever letting this building be torn down.  It is one of the iconic gems of Jefferson Street.  I would have preferred for it to have been a public use space like an art and design gallery with working studios.  But, that it will endure as a residential building for many more decades is also satisfying.  I hope that it will be well maintained going forward.

The 4 level parking garage that will serve The Hume House and The Hamilton (4 & 5 stories, 500+ units) and next to Werthan Lofts has received a $20.6 million permit for construction.

The first of 31 condominiums — ranging in size from 670 to 1,375 square feet — will hit the market in early September, following a renovation to the units and common areas of the five-story Division Street building, according to a release. The CityLiving Group at Village Real Estate, led by Mark Deutschmann, will handle the marketing and sale of the condominiums.

Condo prices range from the low $300,000s to the low $600,000s and Mainland plans to deliver five units per month. Buyers will select from five different one-bedroom and two-bedroom floor plans.

A loft boutique hotel and residences are planned for the 2 story, 4,530 sq. ft.  building at 421 Union St. that has sold for $2 million.  Built in 1901, it has been home to a Japanese restaurant for the past 25 years. Patrick Pocklington is the new owner.  Daniels + Chandler architects and Eshelman Construction will handle the work.  It is expected to open in late 2021.

9th Avenue will be a boutique hotel (3 stories, 57 rooms) planned by M Cubed for 1212 9th Ave. North in Buena Vista. Humphreys & Partners are the architects, and Thomas & Hutton will handle civil engineering  and land planning.  They will all go before the Metro Planning Commission on Sept. 10th for approval of site plan amendment.

A 7 story mixed-use building featuring 100 condos and ground level retail is being eyed for the .95 acre lot at 1414 3rd Ave. North. The current nondescript/non-historic 1 story structure on the lot will be razed to make way for this development by FrontFour Nashville LP.  They paid $3.7 million for the lot in January.

Derek Lisle, who is a member of the partnership, said the residential portion of the building will be “stepped back” from the structure’s base. Nashville-based Smith Gee Studio is working with the owners on the project, but no rendering has been released to date. The Historic Germantown Neighborhood Association supports the project.

The same group is doing The Ludlow in Buena Vista, and has plans for another 7 story mixed-use project at 3rd Ave. North and Jefferson.
