2nd & Monroe will be the name of a residential project featuring 217 units and 3,800 sq. ft. of retail/restaurant space on the .87 acre junk yard at 1231 2nd Ave. North (SE corner of 2nd and Monroe) .  No word on the height, but guessing that it will be 4  or 5 stories based on the footprint.  No renderings yet.   Greenpointe Construction out of Philadelphia just bought the land for $5.5 million. Centric Architecture is handling design, with Lucas Engineering in charge of land planning/engineering.  This sits caddy-corner (SW) to the massive Nashville Block 5/Neuhoff Plant redevelopment, and just to the west of Lifestyle Communities Germantown.

I did research on the guy wanting to do the project and he does not have a good track record. One multifamily  project in Phily and the website says they were involved in a number of hotel projects in the south and N.E. The address went back to a PO Box in  West Chester but the phone number goes to Greenpointe Construction in Philadelphia.

Their Dunn & Bradstreet info is not impressive with a net revenue of a little over 2 million with 4 employees. He has been involved with a number of lawsuits pertaining to development and persons losing money. Unless he has a development partner I give it a 20% chance of happening. 

However if he has a development partner that we do not know about which is possible then it could happen.  Trez Forman Capital Group may be is source of capital.

Mainland Companies have purchased the 4 parcel lot at 622 Jefferson St. (NE corner of Jefferson and 7th Ave. North) for $3.75 million that was once home to the historic Onyx Building that was destroyed by the March tornado. They apparently already have detailed development plans for the site, but are withholding them at this time. Mainland also owns the Elliot School condo conversion just to the east, and is building  a set of brick row houses jus to the north called Madison Street Flats.

That one in particular really did a sucker punch on my heart.

Not only had I driven by that structure zillions of times and rubber-necked to it during the last 30 years, but it used to draw my attention every time I would ride the Jefferson St. bus back in the mid-to-late 1950s, when Germantown had remained basically still "untouched".  Symbolically it meant a "whole lot" to me.

Was the building razed after the tornado?
