I will have to run the numbers, best case, worst case. I have a list that is like a for your eyes only list that Taylor and William have access to and it is a doozy. I have not done a count lately but the numbers over 10 stories proposed are way over a 130. Not all will get built, but a good number will.

OK, Right now the number of towers over 100' lets say could be around 32 by this next year. (probably conservative) That will include some of the ones that are under construction now. I will say this with some caveats that the number could be about 20 higher too. I know of some projects that are sort of out there that could get approved and started by then too. We do not know how tall the buildings at Oracle will be. We do not know if they will start Phase two of The Landings as there will be 2 12 to 14 story buildings there. 

Guys I know stuff that I cant say anything about,  a very few of you know what I am talking about. Some of you know it all, some of you know part. So a few of you know what is brewing and it is exciting. Some of this is only speculation like the 825 6th Ave property. Those folks are tight lipped. When folks that are normally easy to talk to are not talking then something is a foot. The Beaman Property is brewing, so we dont know what to expect, but like the Cumulus property its not going to be cheap and folks will want a  big ROI, so it will have to be a big project. Same goes for the Hines property. The SILENCE is loud there.  We cant forget about the RMR property on the East Bank. Look at all the wild cards in the equation. So when I say its hard to predict, the magic 8 ball is only seeing fuzzy dice hanging in the rear view mirror. There are a lot of these projects you guys forget about that I sort of stay on top of. It use to be a lot easier, but if I didnt have the map I would be lost.

That's why I say the lava is flowing close to the surface and getting ready to pop. I think residential construction is about to really explode downtown, because people will want to be close to work, restaurants, bars, etc., and not have to fight the traffic. The folks that will be moving here will Uber or Lyft to where they need to go, buy an electric bike and go to work that way. 

One of the issues Metro is facing that Craig shared this past week is that codes is farming work out to other firms because they are overwhelmed and behind.

Demo is about to start on the buildings at 625 4th Ave S for the hotel that will be built in conjunction with the Heavens Door Distillery project on 5th. Equipment on site as well as several homeless people with their tents.

The 2 story, 8,230 sq. ft. 1814-era mansion at .3 acre 101 Lea Ave. (often known as Rose Hill or Rutledge-Baxter House) has sold to G&S Partners (lawyers who are tenants in a building a block away) for $3.25 million.  The seller had bought the property 16 years ago for $675,000. The new owners plan on some  minor renovations.

“We are thrilled to own and protect a true piece of Nashville history," Adam LaFevor of G&S said. "The Rutledge/Baxter house is a treasure and we look forward to moving our practice there in the near future.”

To clarify this further, the pilot for farming out some of the review work is for small projects only. Less than 5 stories. Everything else appears to be staying with Metro Codes.

Very ugly exterior. Maybe I'm naive but as a developer I'd at least want my builds to be aesthetically pleasing. I'm also not paying for anything so who am I to speak.

I don't mind this too much. We are getting a 3,800 SF retail slot on the corner. The garage is lined and not visible at the street.

The renderings seem a bit dated (from the SP finalized last year), but it is different than everything else and the rounded brick work at the corner is a nice detail.

Apologies, I was looking at the first picture in that article which appears to be a different project. This one looks pretty solid.
