MDHA Design Review Committee today approved exterior design updates for the Woolworth Theater at 221 John Lewis Way (5th AVe. North).  This had been the Woolworths on 5th Restaurant until it had to close due to losses during the pandemic.  The new 850 seat entertainment venue is being developed by Chuck Wicks and Rob Bellenfant. Barry Brechak is the architect.

This strikes me as a really good idea. I walk down that street every day and it has a lot of potential due to proximity to downtown. It's a bit underdeveloped at the moment so this should bring some life.

The 5 story, 19,000 sq. ft. circa-1900 brick structure at 200 Broadway is being designed for whiskey bar, artist's den, and rooftop bar. The Ardent Company (TAC), which bought the property over 2 years ago, may be the developer, or perhaps have someone else involved. STG Design is overseeing architecture updates, which will include closing the corner entrance, reactivating the long-closed Broadway entrance, and opening man windows along Broadway that have been bricked-over for decades.  A Sept 15th meeting with Metro Historic Zoning Commission is planned.

I know that Nashville will not have this issue for several years to come, but where will developers most likely look to build 20+ story buildings once SoBro becomes saturated?  With Metro being so restrictive on height, the only options I can think of would be the East Bank and the eastern portion of mid-town.  Are there other pockets of the metro area that is poised for high rise development?  Could areas like Madison, Woodbine, Charlotte Pike, Antioch or even Murfreesboro Road ever see high rise development?  Could town center style developments with multiple high rises be built to replace malls and strip malls that are no longer viable?

Monroe Germantown Holdings has received a $42.5 million loan to build Artist Lofts on 2nd Avenue and expects construction to be completed in fall 2023  https://www.tennessean.com/story/news/2021/09/10/l-a-lender-provides-42-5-m-loan-construct-germantown-mix-use-project/5775790001/

- 210 units (51 studios, 110 one-bedroom units and 49 two-bedrooms, with amenities like a fitness center, a pool and sundeck and a dog park)

- 3,800 square feet of ground-floor retail space

- Parking garage with 250 spaces

I tried to identify this one on Smeagolsfree's Excellent Development Map, but wasn't sure if this is what's listed as "The Roman" (sounds very similar) at 2nd & Monroe

Germantown mixed-use development receives $42.5M construction loan from Los Angeles lender

It is, not sure which will be the name, but thinking The Monroe. Was reported a couple of weeks ago with rendering by The Post.
