Taco Mamacita will be the new tenant in the 1940s-era single floor structure at 1234 6th AVe. North that had been home to Little's Fish Market for many years.  The Monen Family Restaurant Group paid $1.9 million for the building about a year ago. 

The future restaurant will offer a rear patio to feature an indoor/outdoor bar.  MFRG has enlisted local companies Dowdle Construction Group (general contractor), Dryden Architecture & Design and Smith Hanes Interior Design.

Global social media giant TikTok has landed in a Nashville co-working space, marking its entry into the local market.  The video-sharing app is leasing three floors (51,000 sq. ft.) of the WeWork space located at downtown’s One Nashville tower. No word on how many jobs this will create.

200 Broadway (5 stories, 19,000 sq. ft., circa 1900) will have its full makeover now as Chief's, a new Eric Church-themed bar, BBQ restaurant (by Whole Hog BBQ out of South Carolina), and seated music venue that will take up 2 floors and feature ticketed events.  An additional rooftop bar will be added to make it 6 stories total. AJ Capital is the developer and co-own the building now with Church.

Inside the bar, Church fans — known collectively as "the Church Choir" — can expect themes that celebrate the singer's canonized career moments, Alexander said. Church released his debut album "Sinners Like Me" in 2006, building a dedicated fanbase in the years that followed with marathon live shows and no-nonsense songs that often mix country storytelling with heartland rock ambition.

The Residence Inn at 261 French Landing Dr. in MetroCenter is finally getting underway.  It will be 6 stories with 114 rooms, two 2,500 sq. ft. meeting spaces, a 4,000 sq. ft. restaurant in a separate structure as part of the 3.06 acre campus.  Imagine Hospitality is the developer;  Elevate Architecture is handling the design; and Brooker Construction is the contractor.  Work should get underway in February.

Good to see they plan to restore the front windows (currently bricked over) on second/third floors. The prices the longtime owners of those buildings are getting are stunning to me. Just keep rising!

Structure on Pizzuti site at 533-535 4th Ave. South is now fully razed. Still no word on their long term plans.

2nd & Van Buren will be made up of two 7 story structures featuring 303 units, a pedestrian bridge connecting the two over the Magdeburg Greenway, ground level retail, and an internal garage at 100 Van Buren St. in Germantown.  Toll Brothers Apartment Living is the developer of the handsome project; Brock Hudgins Architects is handling design; and Barge Design Solutions is in charge of land planning and civil engineering.  The group goes before Metro Planning on March 10th for rezoning.  Most of the lot is currently surface parking and storage, with a small nondescript/non-historical 1 story structure on site.

The way this interacts with the greenway is very reminiscent of the Beltline in Atlanta IMO. Very handsome project and I love that there’s ground level retail, especially since the greenway is the focus.

A very handsome project indeed, but a bit of a bummer that they couldn't also acquire that little sliver of property directly adjacent to the greenway.  Does that mean there will still be a bunch of junk piled up there next door?

Wow.   This is a great looking project.   I’ve run along this greenway for years.   The little industrial business had a grove of large old hackberries behind it that were always utilized by a group of, um, day drinking citizens.  I think the business owner got tired of them being there and had all the trees cut down.   For a greenway, this segment has always been just an asphalt strip through an empty industrial nothing.  Passing through this architecture will be a much better stroll along this portion. 

The rendering notes say actual greenway landscape depends on Metro.  I would not count on Metro to put any effort into the greenway.  Better if Metro would let Toll Bros create and maintain the landscape plan through this portion, imo.   

But love the project.   This riverfront area is really transforming.

The property not included looks like it is part of metro public infrastructure. I would say at some point metro will make Toll Brothers responsible for a landscape plan as a condition of approving the SP.

Pretty much the exact design from the Mapco/Subway location at the Harding exit on I65. Great layout

There are three parcels that are owned by Roy T Goodwin company in that section they need to buy. You are correct that there are also parcels owned by Metro  mixed in there as well and that is why it is a little funky shaped.

The SP will be needed to gain the extra height needed for thee buildings and the landscaping will probably be a big factor in play for sure.

Toll Bros. has owned the other parcels for a while. There is another entity involved here but I am not at liberty to name them right now.

OK Folks, I need you r eyes and ears! I am unleashing the hounds on this one.

It will not take long before this gets out and I have known something has been up with this lot for about 3 months. The lot behind Hume Fogg is about to be core drilled. I have known something was up for some time as it was surveyed sometime before Thanksgiving, I think. I told a few of you. When the core drillers get on there, everyone will know anyways.

If you know or hear something, please send me a PM. WW is reaching out to a few folks in the meantime. The lot is owned by the Carell Family. It is not the first time they have sold a lot. They sold the lot the Pinnacle was built on.
