If plans have been submitted to Metro for the 2 acre Third and Lindsley site, do we know the size of the apartment building? Any idea if it’s going to be a 6 story standard or a taller structure?

Don't hold your breath.  The 3rd & Lindsey music venue still has 2 years left on its lease.  IMO little is going to happen here anytime soon.

If the site is sold, the new owner could just choose to buy the lease out and terminate the lease. I have seen it happen more than once. I do know there is an issue as there is a new business going into the building as a building permit has just been issued. This is a beverage operation, so this makes me think that it may be a while before anything happens.

I hated to read the news that the Ernest Tubb Record Store would be closing and the building sold! Sure would be nice if the Country Music Foundation would purchase it and operate it as an outpost of the Country Music Hall of Fame and Museum!

NO!!!  That’s like an institution on Lower Broadway.  Been there 75 years, I think.

That’s a “canary in the coal mine” moment, if they sell.  Only thing worse would be Tootsies, I’d think….or the Ryman, of course.

For real? This is the one site in town that absolutely needs an impressive development. It’s one of the best lots in the city, no idea why it’s still a parking lot. I swear if they dig up the parking lot just to build another....

I noticed on google maps that it says that log behind First Baptist is “Premier Parking FBC Lot C.” I’m assuming First Baptist owns the land but Premier contracts to do the pay parking during non-service times?

Anyway, I highly doubt First Baptist sells anytime soon. Unless it was worked into a contract that they would have a guaranteed amount of spots in a parking structure that was the base of a tower or something, but I don’t know if that would be economically feasible for a builder or not.

I remember 5 or 6 years ago when I lived in Bellevue they tore down the Waffle House there at the I-40 on-ramp….and proceeded to build an identical Waffle House. I was so baffled. 

Waffle House did that to several of them, including White Bridge Pike / I40 & Sidco Drive.

There are things in motion for that lot I cant talk about. All I can say is that I said to one person to another person the lot was available and the one person had a client that was ready to jump on that lot. Hopefully we can expect something nice there, but this is very early in the process, so please don’t push the issue as it could cause problems.

I just hope I may have played a small role in putting a deal together for a very nice tower for that lot. Both of the people are Involved are on this board and shall remain unknown. I just keep my ears and eyes open and my brain is a huge filing cabinet. People now call me on a regular basis for information and I just try to help when I can.

The work I do with William and what I do with the information now limits my time on the board, so I don’t post as much. That is why you are seeing a lot more Twitter post as Mark took those duties over. He is doing a great job there and growing the channel even more. That’s why I thought a YouTube channel would be good, but no interest from the peanut gallery. 

Remember folks, it takes a lot more than just a few of us to run this board and we always need fresh blood to help and replace the old guard. We will not be around forever.  We are looking for some givers and not all takers. What I can do proves that anyone of us can contribute in some way to the city we all care about.

L&C Tower has been purchased for $55 million by Tricera Capital and Merrimac Ventures.  The previous owner, CIM Group, had bought it for $29.75 million 7 years ago. 

The new owners plan an “extensive renovation that will add substantial value” to the building while preserving “its Art Deco style and historical features.”

Current tenants include Warby Parker, Serendipity Labs and Complex Media, according to the release. Built in the 1950s on Church Street, the L&C Tower was once the tallest building in the South.

Garth Brooks is eyeing a honky-tonk at 411 Broadway (3 stories, 44,394 sq. ft., former home of Downtown Sporting Club and Paradise Park). The site was recently purchased for $48 million by 411 LLC, which is headed up by Cheryl Harris, who happens to be Brooks' business manager. A working name of "Friends in Low Places" seems to be the moniker.  The building will also include a concept for Brooks' wife, Trisha Yearwood, who has a successful "Trisha's Southern Cooking" cookbook and TV show.  Two years ago Brooks said he was hoping to have a Broadway bar of his own in the next two to three years.

Artist Lofts has replaced The Rome as the moniker for the 7 story, 210 residential unit, 3,000 sq. ft. retail mixed-use project on the SW corner of Monroe St. and  2nd Ave. North.  It will also have 3 levels of below grade parking with 252 spaces.  These new renderings show two large courtyards carved-out from 2nd Ave. North.  There will be brick exterior on the first level, and metal skin above.
