I remember one previous owner several years back had that renovation plant that was going to add some nice looking,  mostly glass lobby space fronting on 3rd Avenue across from Public Square, maybe with a restaurant?  Anyone else remember this?

Nice infill!

Nice find! It is certainly solid infill. 3,400 square feet of retail will be nice for that corner. Looking at the size of the units I am going to presume these will be for sale condos. 

Development Tracker describes it as final site plan approval, but the application is stating this is only the Concept Plan review. This appears to be completely within a by-right development (10 stories is the base zoning and 8 stories or greater is the threshold for a building stepback)

I say for sale condos, but looking at the sizing, they could also be for sale, STR condos. These units are MASSIVE!

Because it is M cubed it is almost certainly STR + those room types and sizes scream STR

1212 9th AVe. North Boutique Hotel (3 stories, 57 rooms) is nearly complete, and developer M Cubed is offering if for sale at an undisclosed price.  Sonder is going to be operating the apartment hotel on a 10 year lease.
