the Metro Exchange Building at 2 Vantage Way (5 stories, 115,275 sq. ft. office space) that was built in the 1970s in Metro Center is getting a $3 million makeover. The Sason Organization is spearheading the project.  It will be rebranded as "The Ivy,"  and will feature:

- A “complete exterior refresh” with new paint, signage and landscaping, as well as a new roof and a modern HVAC system.

 - redesigned and modernized lobby

- fitness center

- indoor/outdoor tenant lounge and market

- rooftop terrace with downtown views, the first of its kind in Metrocenter

- flexible floor plates across each of its stories' 23,000 square feet

The UBS Tower (28 stories, 355', 635,000 sq. ft., built. in 1971) has sold again for $174.45 million to KBS.  The previous owner, Shorenstein Properties, had bought in 3 years ago for $135 million.  Besides primary tenant UBS, there are also many State of Tennessee offices in the building, along with the high-end Jeff Ruby Steakhouse on the ground floor. KBS plans to add a lobby coffee bar, bike room, shower and dog recreation area.

Metro Government is resuming its effort to buy the 2.6 acre site at 88 Hermitage Ave. that includes 1 story brick structures that were once the Tenn. State School for the Blind.  In 2018 the city looked to buy the site for $11.3 million in order to relocate the Nashville School of the Arts there.  The price has now increased to $20.3 million.  The city might be looking at other uses that might be better suited, but has not indicated what that might be. 

Downtown Councilmember Freddie O'Connell:

"While I was surprised that the mayor, who voted against this acquisition last term at half the price, wanted to acquire this land, there's no question that it sits at a strategic location between existing affordable housing and a proposed park.  A new school would've been an attractive use, but I think there are other attractive uses, too. I hope that we're able to preserve the historic structure that sits on the site as part of the deal."

I remember one previous owner several years back had that renovation plant that was going to add some nice looking,  mostly glass lobby space fronting on 3rd Avenue across from Public Square, maybe with a restaurant?  Anyone else remember this?

Demolition has begun at 200 Broadway to make way for Eric Church’s headlined bar Chief’s. Tony’s Demolition is handling the work  

the theater marquee sign that was proposed awhile back was rejected by the city, so we will see what new signage ends up being proposed/approved.

Nice find! It is certainly solid infill. 3,400 square feet of retail will be nice for that corner. Looking at the size of the units I am going to presume these will be for sale condos. 

Development Tracker describes it as final site plan approval, but the application is stating this is only the Concept Plan review. This appears to be completely within a by-right development (10 stories is the base zoning and 8 stories or greater is the threshold for a building stepback)

I say for sale condos, but looking at the sizing, they could also be for sale, STR condos. These units are MASSIVE!

Because it is M cubed it is almost certainly STR + those room types and sizes scream STR

It is being billed as a "boutique group-travel hotel" for the 8 story, 90 foot tall structure on the  .38 acre parcel. AvantStay will operate the hotel. The current tenant in the 2 story non-historic structure that will be razed, Wiles + Taylor, will relocate to the Armory Oaks building near One Hundred Oaks. M Cubed hopes to break ground by year's end.

The team of Humphreys and Partners (architect), Barge Design (engineering), and M Cubed (developer) will go before Metro Planning's Downtown Code Design Review Committee on May 26th for approval.

1212 9th AVe. North Boutique Hotel (3 stories, 57 rooms) is nearly complete, and developer M Cubed is offering if for sale at an undisclosed price.  Sonder is going to be operating the apartment hotel on a 10 year lease.

Sonic Automotive, a high-end dealership, is going to have a nearly 1 acre digital automotive showroom and satellite service center called Audi Downtown at 15-21 Lindsley Ave.  They paid $6.6 million for the site in July of 2020.  They will convert the existing 1 story warehouse that has been home to printer Novatech. AE will be the architect.

The two parcel .6 acre site of 801 Ewing Ave. and 631 Fogg St. is being offered for sale with no asking price by Chromatics, who currently owns the 20,920 sq. ft. (circa 1982) industrial structure on the land.  Other properties in the area have been selling for $400 per sq. ft.  They also own 644 Fogg St., which could possibly be for sale as well.  Chromatics Scanning & Printing will relocate to another location once the sale is done.
