As Bos2Nash mentioned last week, the interior demo has begun at 200 Broadway for the Eric Church-themed Chief's entertainment restaurant/bar in a partnership with AJ Capital Partners. The permit is valued at $863,000.

In other honky-tonk news, Garth Brooks had a mini-press conference while in town for his 2 sold-out Nissan Stadium concerts over the weekend where he spoke about his new Friend In Low Places at 411 Broadway: "It will be the Chick-Fil-A of honky-tonks, I want a thumpin', crazy place where people feel good -- but they're also safe, loved, comfortable and are treated well with good manners."

Through his six-year-long partnership with Amazon, all store merchandise will be QR-coded. This will allow store visitors not wanting to carry around bags of merchandise to make cashless purchases of store inventory on display but to have it shipped directly to their homes.   

Brooks said the venue was originally going to involve the 18-acre Nashville Yards project between Broadway and Charlotte Avenue, an area to be owned and operated by Southwest Value Partners and leading live event and entertainment company AEG.  Brooks noted that those negotiations "got too much into 'some Vegas properties coming into Nashville, too,'" which stalled negotiations.

Crazy given the context that for the 2020 Census, the Gulch/Rutledge Hill census block (shown below) had a total population of only 3,732. So there's around 1.5 apartments underway for each current resident of the area.

That's one of things I like about the proposed 800 Lea and Ritz projects...the way they pay homage to the circle.

Jon Bon Jovi is apparently going to be the celebrity tie-in with the new 5 story, L-shaped , 30,000 sq. ft. structure at 405 Broadway being put together by Big Plan Holdings. JBJ Broadway LLC is on some of the documents being filed. Bon Jovi has a tour stop at Bridgestone Arena on April 30th, so perhaps an announcement will happen at that time.

I think it might be time , for all these celebrities to put a little more into Nashville’s future then just their name on a building. While it’s a good thing to see a street full of big names on fancy lights and signs, maybe they can entice the operators of their establishments to bring things up a few notches and become a destination that all can enjoy. The mayhem and unruliness that has become lower Broadway is awful. It would be a cool place to go, if it was a bit more sophisticated and pleasant. I especially dislike that they all call themselves a Restaurant/lounge, just to have a different set of regulations then by merely calling themselves a dive bar for that is what they truly are. There’s no way you can enjoy a meal and relax with some friends or family in the environment that exist.

The .31 acre property and 2 story, 11,156 sq. ft.  non-historic structure at 636 Division St. has been purchased for $5 million by Albion Residential.  This is directly across the street from the 20 story residential tower they are currently building at 645 Division. the price works out to  about $15 million per acre/$370 per sq. ft.

Initially, the existing structure on site will serve as the pre-leasing center of The Albion Tower condos.  Once they are all sold, it will be curious to see if the developers make a move to buy the other two triangular properties which are available to the east and north of this site (which would then total about .8 acre) for another large development.

The southern end of Printers Alley is continuing to gain traction.  Underground Cocktail Club will be a 1920s-themed nightclub within 5,460 sq. ft. on the alley-side of One Nashville Tower (formerly One Nashville Place--the R2D2-looking skyscraper). Billy Dec, out of Chicago, is the restaurateur behind the Underground Cocktail brand.

Alley Taps, a new live music bar, opened last year in the space just to the north on Printers Alley.

Hate to break it to you, but lower broadway is popular because of the chaos. Visitors have a great time down there.

Timberlake’s bar is a nice spot, not unruly, I’d recommend the rooftop there.
