400 Broadway (4 stories, 12,500 sq. ft., circa 1910), which is home to Dierks Bentley's Whiskey Row, has sold for $30.5 million, which works out to $2,440 per sq. ft. which is a new record for Lower Broadway.  The new owner is an LLC associated with Stockdale Capital Partners out of LA. The seller was an LLC associated with C.B. Ragland, which had purchased the site 6 years ago for $7.5 million.  Before that, Gruhn Guitars had been at the location, having paid $1 million for it in 1993.

Wonder if that means Whiskey Row is gone…or will they keep that there?  Also…is this the first potential sign of the star bars not making as much money now as pre-pandemic?  Just pondering.

I’m guessing that it just means that Whisky Row has a new name to put on the rent check.

According to the Stormwater Grading Permit associated with the demolition of the buildings, the crushed up concrete will be spread across the site for "stabilization" purposes.

We are also seeing Metro abandon a property line that divides the two parcels to create one larger parcel (see highlighted lot line label below). The survey is also showing the ROW dedication that will be required along both 2nd Ave and Gay Street (street side of the blue line below).

The subdivision application also shows the rebuilding of Jo Johnston Ave as part of the Supportive Housing Project

RMH House (6 stories, 33 residential/STR units, 4 retail spots on first 2 levels) at 94 Peabody St. has preliminary site work underway.  Centric Architecture is in charge of design; Regan-Smith Assoc. is overseeing of land-planning and engineering.  The Texas-based LLC associated with Good Smoke Restaurant Group is still the developer.

This screen shot from Smeagolsfree's excellent development map shows the site highlighted in teal at the center of the frame:

Hmm, what’s this mean for the Music City Grand Prix? Nothing says “Nashville” like running the course around a construction site!

I had the exact same thought, and mentioned this exact thing when the Grand Prix was first announced. I wonder if there is a financial deal in place to shut down construction during the times of setup/tear down of the racetrack.

It actually is not a double standard as this sign has interchangeable letters. While I agree it would be really cool and would be a great landmark sign at teh corner of the historic zone, there is a certain about of bureaucracy that must be followed, unfortunately (no matter how much I dislike it in this sense). The guidelines stipulate that you need a minimum of 500 seats (which only the Ryman hits this threshold) to have a marquee with changeable letters. No LEDS are allowed either. The Kid Rock sign technically checks the boxes (think Haven type approval) so hands were almost tied.

Additionally, there may be other circumstances that would void even Historic's approval of this sign.
