So it was approved in Feb 2018...4 years ago. Land was purchased for $1mm in 2017. The Egyptians and Mayans built pyramids quicker than this bar. 

They could have made more money by selling the land probably than taking 5 years to build a bar.

Officials with Stamford, Connecticut-based development company Post Road Group told the Post they are planning a high-rise multi-family building for the 1.06-acre property, which offers an address of 601 Lafayette St. and is located near City Winery.

I don't have access behind the paywall, so apologize if I repeat any information.

There was an SP approved back in 2019 and included the parking lot that is left out of this plan. A couple notes from the SP documents:

  • 80% of the street frontages will be required to be activated via restaurant, retail or lobbies as well.
  • The primary materials are expected to be masonry and glass with a maximum of 15% being allowed to be fiber cement panels and another 15% maximum being architectural metal. Vinyl Siding, Fiber Cement Lap Siding and Untreated Wood are strictly prohibited from building materials.
  • Only one curb cut along 3rd Avenue, other access will be via the alley (these are also indicated on the site plan above)
  • STRs are specifically prohibited. 
  • 15' stepbacks above the 5th floor. The corner of Jefferson and 3rd does not appear to be showing this, so this may be a desired change to the SP.
  • They will have to go before the MDHA committee for approval because they are within the Phillips Jackson Redevelopment District

It is possible that the development team will try to modify the SP prior to gaining full approvals, but this would require going back to the community for input.
