154 2nd Ave. North (4 stories, 52,425 sq. ft. , circa 1900) has sold for $16 million to a company associated with Vastland Companies. It last sold in 1995 for $1.1 million.  It is currently home to Dick's Last Resort, Coyote Ugly, and 154 Boutique Hotel on upper floors.  It suffered damage in the Christmas 2020 bombing.  No word on their long range plans for the historically-protected structure.

Boston Consulting Group, one of the world's three largest management consulting firms, has opened a 6,550 sq. ft. office at One Nashville (formerly One Nashville Place at 150 4th Ave. North) for 100 employees.

The House of Blues hotel/music venue that was loosely proposed 5 years ago for 105-107 1st Ave. South has been scrapped. The rumor was an 18, 12, and 6 story structure that scaled downward as it got closer to Broadway. No renderings were every released. Lester Turner and Currey Thornton still own the prime site which butts-up against the Seigenthalter Pedestrian Bridge on the south.

Seems like it might be possible, for someone to buy this parcel along with the three parcels that front on 2nd and have a sizable lot. I know that there’s height limits and zoning in place , but even a 18 story all brick Art Deco style mixed use would be kinda cool here. They could have access it from both sides.
