Isn't the buidling at 4th and Church that is being converted from office to a boutique hotel next door to this property? And doesn't the city have a surplus building at 4th/Union that they were talking about selling to a hotel user? If so, this stretch of 4th could change into a hotel strip. Not that that would be a bad thing.

 

But I do think that Nashville is getting pretty full on the hotel side, particularly on the small-to-medium-size, limited-service hotel side. So maybe I would vote for condos here? I don't know.

 

Nashville's office vacancy rate is no doubt shrinking, but it appears that a lot of that is due to the supply of CBD office space shrinking. Maybe all of these office building reuses that are removing office space from the CBD market will help to spur more downtown office construction.  Because we need somewhere for those downtown apartment and condo dwellers to work downtown!

 

The downtown Wells Fargo office building just sold and it looks like the new owners are going to convert it into a high-end condo building, or a hotel.

Is this rendering updated from a previous one?  I like this one better than I remember.  I remember being concerned about what the street frontage would look like with all of that garage space next to the street.  (You all know how insane I am about that :) ).  But the masonry application seems to contribute to the feeling of some substance here where I feared there would be more of a void.  Is it safe to assume that the main entrance (as in steps/door/vestibule) of the building is in the kind of red brick area toward the center?

The article mentions Trump looking at the property as well. That would be awesome to have Trump build a hotel here. I like the sound of Trump Nashville... :shades:

 

Mark Bloom seem's to think that there will be several high-end luxury hotels going in the next couple of years. I know it's wishful thinking, but maybe we could see a Four Seasons and a Trump hotel.

I once stayed in a Trump property, and it was the first time I can away from a luxury hotel feeling like my money actually got me something luxurious. I became a big fan of the Trump brand after that. Most of the time luxury hotels charge more, make you pay for Internet, and have standard sized rooms. At the Trump the rooms were much larger, had very high end finishes, and included free Internet.

^I agree. Trump usually only builds hotels in major happening cities. The fact that Trump is even considering building a hotel here speaks volumes. It would really put Nashville on the map, and I would take a Trump hotel over Four Seasons any day of the week. But that's just me. Who cares about his political views...

 

Also, I'm sure if a Trump hotel was to be built here, it would be a beauty.

Well, the only one I am not a real fan of is the Las Vegas property. Looks a little cheesy but I guess that is why it fits in Vegas.

 

Vegas hotels are a different animal. They only really fit Vegas. I'm not saying I wouldn't take any Vegas hotel...but it wouldn't look the same here. Plus there's the whole casino thing, so the hotels aren't really designed to "engage the urban environment"...they're designed to suck you in, and spit you out, sans wallet.

Me too, except the parking structure, which ought to be clad in something a little less parking structure-y. 

 

And I'd add balconies on the lower floors, although they wouldn't be great for the shape of the building, I personally think the views from lower floors onto busy streets are much more interesting than the tiny distant trees and whatnot you see from the top.

I think the Charlotte one was multi-use too (obviously).  Not sure if the Trump here, if ever, would be just hotel or a mixed.  I'd imagine more of a mixed use, but that might be hard considering other proposals on the table.  Unless we can absorb a bunch of office space.  Hotel only could be a possibility.

Speaking of 505, I know this isn't the thread for that, but since it was brought up I was wondering if there has been any kind of rumors or any kind of information at all about the project? It's been a quite a long time and not even a tidbit of info that I know of other than the height increase talk. Nothing on Sheet Music or the Marriott either. I wonder if the proposed Westin across the street from his Marriott proposal is throwing a monkey wrench into his plans. I guess if that did happen he could always use that property to build his high-rise condo tower that he was talking about building while the SoBro is under construction.

 

Anyway's, I was just wondering if there was some talk or rumors going around that I might have missed about any of Tony's projects.

Yep...I think a lot of us anticipated this possibility.

 

Of course, I think that will only satisfy the high end condo market. The city could probably use a mid range condo project sometime soon.

As an Adelicia resident, I can attest to Ray's expertise and attention to detail in developments of this type, and know that this project will be top notch.  We anticipated that this conversion would occur given the demand for units in our building.  I'm excited about the positives that Ray brings to the Gulch and urban living in Nashville.  Great news!
