And I worked at Opryland during the flood.. I actually helped row a boat through the park during the flooding for some reason I don't remember. I think my friend and I just wanted to see Opryland by row boat.

And then I had to help clean out the frozen meat locker three days after the water went down.  You take a big gulp of fresh air, run in the locker with a shovel, scoop up a pile of rotted meat off the floor where it floated to and run back outside quickly. I had to throw away my jeans that evening.

The city bought Cornelia Fort after the flood and turned it into a park/greenspace that connects to the Shelby Greenway.  I highly doubt you ever see it be converted into any other use.

I think the TENNESEAN site was once mentioned as a piece of a larger group of properties including the 5th+Broad and Nashville Yards. A separate trolley line was suggested as a way to tie them together.
Even if you added West End Summit to the mix, it still might barely reach half of the 100 acres required by Amazon.
 
Just throwing this out....Cornelia Forte Airport; 110+ acres. My suggestion, no inside information.
Admittedly one way in and out, but the commuter rail line is just across the river. Run a light rail line to downtown.
And bike, walk, shuttle and Uber access from lots of decent housing stock. I wouldn't turn 50,000 cars loose on those residential roads.
 

100 acres was mentioned in the RFP as a minimum for a suburban campus in the RFP. Urban sites had no minimum land area requirement.

It's in Zone AE according to FEMA. 100-year floodplain.

I do do agree with the taxes though, Bezos makes like 200k a minute. Cities really need to knock off the tax incentives unless they lapse in a timely fashion like 5 years I’d be ok with. I know it’s the way of the world but damn. Offer infrastructure or something else.

I mean at first it definitely wouldn't, but as more and more people moved here there would definitely have to be a building BOOM to house that many people, with increased density to prevent even more sprawl. So theoretically it could, maybe they asked some wishful thinkers, haha.

The New York Times has published an article on the potential impact of the Amazon HQ2 on rents and gentrification by using Nashville as the primary example. One quote...

Amazon has started telling some cities why they are no longer in the running, including Cincinnati and Sacramento. Detroit fell out of consideration because of the lack of a regional transit system

Even if the transit plan had passed, our plan was not a regional transit system. We will cut soon as a few others with no transit plan.

I am with you. It would be too much of a disruption of our lives here. I think there would be a lot more problems than benefits. Whoever gets it, congrats. Lets move on and grow at a sensible rate.

A big question is does Amazon value low taxes and a low cast of living over mass/regional transit. In general, they are conflicting wants.
