Parking does look like it could be a problem here.   The surface lots look like barely enough to support the housing elements and maybe one floor of the main building.  I agree,  a garage like the bookends would have been a good idea.

They are going to be townhouses.

When the 130,000-square-foot Canvas building was bought, the developers intended to convert the space into residences but then decided to keep it as office space. The building sits mostly empty, but CBRE regional senior vice president Charles Gouch told The Post and Courier that the firm has proposals from multiple users that would “take basically the entire building.”

It’s a great-looking building.  Simple yet classic and sleek.  Good architectural style certainly can help sales. I definitely bought my most recent home (and paid more) due to its architecture, and surely there are plenty of people who do the same.

I wonder how the apartment occupancy is doing above.  The townhouses are coming along quite nicely.   If these two components fill up, that should help.

Once you have a good population in the immediate area + good pedestrian connectivity to downtown, I'm sure you'll start seeing more of a demand for retail in those spaces.

About 10 years ago, or maybe more, the city put out some renderings that showed the corridor from Main St to Heritage Green completely re imagined with the intersection as the Children's Museum redone, a raised cross walk, widened sidewalks, plants and gardening; the works, in hopes of truly connecting the area with the rest of DT and making it walkable. It obviously never happened but perhaps something like that should be re-visited. There are some renderings and a conversation about it somewhere on the forum; I tried a few searches, but who knows where that is.

They're actually supposed to start the process this fall.

Q: What is the timeline for the work?

A: The goal is for design plans to be finalized so improvements can start on Academy Street in Fall 2022. Construction on College Street would likely begin in Spring 2023.

Why would you demo a perfectly useable building?  The cost to replace the concrete and steel in that building alone is millions. They got the building and the VERY significant acreage  for a mere $5 million.  They probably got at least half that back when they sold the TH acreage to Toll Brothers.  Plus they built the apartment building on what they kept.  With only the existing garage in place the building has insufficient parking, which explains why is has stayed vacant.  Once that ugly garage is gone and replaced with a much bigger one it will be a legitimate option for someone that would need that kind of space.  Plus the new residential tower with retail will make the building look much better and provide on-site amenities.  For the moment though, the fact that it will be a construction site is NOT conducive to filling it.

I wish they would have filled the retail space in the apartment building first before they sold off the TH acreage. I think with more dedication surface parking the retail would be filled now, perhaps with a specialty grocer.

Agreed 100%.  Plus that part of downtown, and the area leading to Poinsett Highway, is pretty ugly: asphalt and nondescript buildings.

Landscaping could help the general area, but a 1970s office building is, to put it nicely, not likely to be beautiful architecture.  The BB&T building needs a total exterior renovation.  It could be made to be attractive.

Honestly, I agree that should be demolished also. It’s a hideous looking building and does nothing for the area but add to the office vacancy rate downtown. Office tenants aren’t interested in Class C office space in today’s world anyways. Tear it down and put a beautiful 35 story mixed use building on site I say.
