It could also mean they are far enough into the master planning to see if the project can be real. Obviously the master plan can be drawn up from a marketing purpose, but if the infrastructure isn't there that is a much higher expense that the master developer would have to incur to make this thing real.

They did say it could be a 20 year build out and that is before any CBA has been reached. I would not want to be negotiating that CBA. It will be ugly. This project is really out of character for that area IMO and is going to be a hard sale for the neighbors. 

The access in and out will be enough to make most of the neighbors unhappy not to mention all of the other growth that is happing on W Trinity. Traffic is about to become a nightmare up there. The morning traffic on Clarksville Pike is already pretty bad and this will only make it worse.

There have been several concrete boxes on one of the lots for a couple weeks now. Looks like some kind of construction is about to begin unless it’s staging for some other project.

Ewing Properties has submitted a preliminary site plan to Metro Planning Commission.  They will review the plans at their May 12th meeting.

They submitted their application on March 30, 2022. SOM is working with RaganSmith as the civil engineer. This iteration has removed all bridges crossing the river. I wonder if they will be looking for assistance for building some of the open space.

I appreciate that this iteration has pushed the buildings back toward W Trinity Lane and opened the waterfront up more. Makes sense as creating a new "spine road" sort of road would be hard to do effectively. 

The last image would radically change W Trinity Lane for the better too!

These look a bit more realistic, as the tallest buildings are now shorter (15-20 stories range).  Looks more organic and like a longer term development with different use buildings. I wish something like this were similar to what gets built around Nissan Stadium (or whatever replaces it). I also like the open space between the buildings and the river/landings.

Also found this tidbit interesting. Maximum of 2,500 units, but leaving the door open for hotel/commercial/office. Maximum developed square footage to be 5,000,000 gross square feet (which we already knew).

To be honest, I wish this area had been set aside for affordable housing.

Keeping corporations downtown allows for one area to reach a critical mass of workers which makes public transit more feasible in terms of ridership and affordability.

A new zoned SP for The Riverside passed Metro Council on Aug. 1st.  

The overall site is divided into 8 parcels, building heights up to 25-stories, divided into at least two phases, and anticipates nearly 15 years to complete.  The plan has a set of conditions tied to the approval which addresses the phasing and future coordination of utility and road infrastructure.  Here are a few highlights from the plan approval:

• The SP zoning approval is limited to 5,000,000 sq. ft. of development. Short-term, non-owner-occupied rentals are capped at 125 units per parcel.
• The developer must contribute to NDOT for further transportation and infrastructure studies, possibly covering road widening, intersection upgrades, sidewalk construction, and a potential new bridge. No specific monetary amount is noted in these conditions. 
• The infrastructure needed for each development phase must be funded or built before starting the construction of that phase. 
• Traffic calming measures are to be identified and installed by the developer.
• Historical markers relevant to the community should be identified and installed in collaboration with the Metropolitan Historical Commission.

  
  Development phasing will be based on the designated subareas shown below. However, the plan notes that the order in which the sub-areas develop is subject to change based on future market conditions.  The plan also outlines the following regarding the phasing:

• The total development area allowed for Phase 1 includes up to 1.6 million GSF and 1,100 dwelling units. Phase 1 development may extend over more than one subarea but will be limited to the total GFA and dwelling units outlined.
• The on-site infrastructure required to support each subarea will be implemented alongside the executed subarea. This includes the phasing of streets required to create a continuous path of travel and supporting utility infrastructure.
• Main Street will be a phased implementation, but it will always have a continuous path of travel back to West Trinity through the other local road network within the project. The western connection of Main Street to Youngs Lane will be completed after 3.5 million SF of development with a use and occupancy permit.
• Street D will be dedicated right-of-way, but if Metro has not acquired control of the property for the continuation of the road to the west of the project within five years of final zoning approval, Street D will be abandoned.
• The off-site infrastructure required for Phase 1 will be completed prior to completion of the phase or sooner. 
• Unused development areas may be transferred to future subareas.

I'm glad to hear they have at least gotten the zoning taken care of for it. We have seen how long River North is taking and that is much closer to the core. River North is also teaching us that crossing the river is a very expensive and very complicated endeavor.  I believe a very early iteration of this called for a couple of bridges that the developer wanted Metro to pay for and it was immediately shot down.

With Mayor O'Connell looking more at a bus transportation system I think Trinity Lane is prime for a road diet/BRT type approach. Coming out of the North Nashville Transit Hub the bus could share the road with traffic. Turning right on to Buena Vista Pike/W Trinity Lane the bus would then move into a dedicated lane. Upon reaching I-65, the dedicated lane would end due to corridor width constraints and once again share the road until the route reaches Gallatin Pike.

Ideally the BRT would go all the way to Gallatin, but the ROW constraints are tough. Especially from Ellington Parkway to Gallatin. 

The Gallatin Pike terminus would be the hardest part to achieve, because WeGo/Metro most likely would need to buy out the Checkers and Used Car lot or the Dollar General and Cookout to serve as a terminus/turn around for the buses. It could be the Inglewood Transit hub or something like that. I would prefer the Dollar General/Cookout so that the bus could go straight through the Gallatin/Trinity traffic signal and then loop the new hub and return to Trinity via the signal. The Checkers site creates some funky turnings and traffic flows.

I think the fact that is passed on the 31st and no media was paying attention sends a loud message right now. If this starts at all it will be 10 years at the minimum in today's financial market. This was on shaky ground before but now even more so.

The comment that no bridges exist is a major factor as well. There is no easy way to get to it other than Trinity Lane or Buena Vista Pike. You have to be going out of your way to get there. Rush hour in the mornings is not a cake walk on Clarksville pike into town as the back up at the Clarksville Pike, Ed Temple, & Rosa Parks interchange, and heaven forbid if there is a backup on Briley in the afternoons, then this is the alternative route.

Similar to the East Bank, this site will have a TON of infrastructure work that needs to be put into place prior to anything going vertical. Not saying it won't start (I hope it does), but laying the ground work for the utilities will take some time. Looking at the revised SP drawings from May of this year, they anticipate a 5 year plan on phase 1. I would think it would benefit the overall development to build the road network up front, but I understand that that is a much bigger outlay of capital because they dont really know the full extent of underground services for each parcel until that parcel is designed.
