Dang! That's sharp!  The triangular features along the sides really compliments its fancy neighbor.

And the base is pretty nice with the brick and the deep underground parking. A proper solid project!

It’s a little taller including the cap. Here are the two elevations: 

Height is 317’ (790-479).

It says 790-6” at top and a at grade of 473-6” so that would be 317’. Downtownresident is right.

With all these new residential building starting, does anyone know when the two towers at Gulch Union are to start. Thinking they would want to get a jump on these new ones.

They’re working through permitting for Phase 2 at the corner of Demonbreun/12th. It’s much further along than this project is.

I do believe there's a bit of a "space race" about to start (short term) with this project and the Gulch Union... and the other end of downtown with Hensler and 2nd & P.

I have to also imagine a race for construction crews. General contractors have to be printing $ right now.

I think this project was approved by the DTC  as it was recommended for approval by the planning staff.

Metro Planning has approved the rezoning for the site to mixed-use residential. Metro still needs to approve the bonus height request.

An application for final site plan approval has been submitted with a few minor modifications form the initial submission: 

1) The lobby has more than doubled in size from the initial submission.

2) The retail space on 13th Avenue has slightly decreased in square footage.

3) Circulation around the property on McGavock and 13th Avenue was primarily concentrated on perimeter sidewalks. Access has been expanded with the addition of a monument stair that gets you to the retail storefronts, which are set back from the sidewalk. 

4) The revised plan shows reconfigured spaces on the ground levels as well as conceptual layouts of the residential units. The units are unique with angles and balcony configurations that add architectural interest.

Looks like this may be starting about the same time as Gulch Union 2 as the Final site plan is rolling out on that one as well. This will be basically a two-tower project going up here.

The whole thing should be flipped/mirrored in some way, in my opinion. Currently they have the terraces and retail lobby staring down 14 lanes of highway and frontage road.

Apartments. It was always 29 stories. Just a clarification that an amenity floor on the 29th level counts as a floor.
