Does anyone find it strange that ARB Staff approved substantial changes without posting the agenda? These are public meetings (and we have a right to voice concern) but it feels as though we are now being kept out of  the loop. First 520 and now this. We are being shown one thing, and something else is being built -- very deceptive. Cambria is installing art panels -- is that on their own accord or are they applying for a density bonus?

It is not nefarious. They post the agenda usually by the Friday before.

Density bonuses fall under MPB not ARB.

With how relatively small that parcel of land is, and being 305 feet tall, this one shouldn't be too stubby.

It’s prime land facing the lake. It’ll be built. Lincoln has done well ( if they ever start Church Street Plaza 2) I’ll believe them.

If they considered it prime land it wouldn't have sat vacant for so long. Speaking of vacant lots... are they pulling an Orlando Magic with Church Street?

305' isn't all that tall really, but I like it for the step up from Lake Eola.  A slim but shorter tower there makes sense for future development westward to still have lake views.

(kind of tongue in cheek, but from an urban planning standpoint, furreal)

No, but I bet you wouldn't want to step off of it.....  ;)

But seriously, 305' is probably just about the right height for that location.

If it ever happens.

Orlando Magic have a sh*tty track record, whereas Lincoln typically follows through. So I expect them to build the Edge and this tower as well. Supply chain issues and ridiculous interest rates may stall them but I think they do eventually get built once we see stabilization in the market.

Dynetech comes in at about 360 feet so this would be just a bit smaller. Good infill that would finally patch up the street wall.

Ehh only if its orientation isn’t east to west which seems like the likely set up.

Probably not. From the article you linked to, they had the whole lot including those existing buildings on the south side that would be demo'd.  On that parcel, the likely scenario for residential/hotel would be oriented in such a way that the maximum amount of units have a view/balcony overlooking the lake. It sounds weird, but people pay more for a view of the lake. The developer will go out of their way to maximize the estern facing area so that they can charge more for the units.

There was a proposal for this lot pre-Cambria that shows what this would potentially look like as a mid rise. Unfortunately I cannot find it — perhaps someone else has it.

It was also designed by the titular head of Orlando architecture and design, so we would have a pretty good idea how this will turn out .  Like others have mentioned, at least Lincoln Properties is behind it and they have a decent track record in DTO.
