This is my favorite project in CLT right now. Followed by Intercontinental, Tryon Place, Grand Bohemian, 5th st. Connolly’s building, hopefully spectrum/Honeywell as we have seen it already with no changes, market 42, amazon warehouse by airport

I noticed you did not mention Legacy 1 or 2 in your list LOL or what about Dimensional Funds in south end?   someone who knows how to set up a poll we should have a beauty contest of the top Under construction projects in uptown and southend.  It might be interesting.

I did not as I despise LU1 and LU2 while much better on its own does not change my opinion of the whole development and since we don't know anything about the rest of the land I can not rank it above things such as getting the lights working again on the Corporate Center, which they are working on, and demolition of even a handful of Brookhill Village structures as far as favorite projects underway goes.

Dimensional Funds would be 2/3 places next down on the list if I kept going...

Pretty cool with the LED lights.  I wonder if DFA Building will have some kind of exterior lights.  Seems to be standard now on new construction.

From the webcam, you can see they are pretty far along, digging out for the the footings for the apartments here.

I love this building. I love the contrast of the black/red brick. It Really fits in well with the rest of Southend. Hopefully this monster Parking will be hidden for the most part but the other parts of this project.

Looks like this project has 80% of its office space preleased to tenants such as EY. Wework and Allstate.

Only some space in the south tower is available.

No wonder developers like Spectrum are wanting to get starting on more office space in Southend.

Heard another tenant here will be Slalom Consulting which is a new firm to the city currently occupying WeWork space.

Sorry if this is off-topic, but if you wanted a “micro apartment” with fewer amenities that was near the Light Rail but relatively inexpensive, couldn’t you just get a place at Tryon House? Is it really THAT bad?

I mean sure, its probably not that bad, but they will absolutely not be attracting the same person.  A comparison of kitchens. note that there doesn't seem to be any photos of Tryon House Apartments over 180x180 pixels. This is also assuming there are places available at Tryon House, which seems difficult to determine online. I'll see if I can find a number to call, and find out.

The kitchen is non existent, the closet has water damage somehow, and the building manager would not even get up to show the “apartment". And she pretty much made it clear that I, a disabled veteran with no lease history, would be rejected if I applied but to pay the $55 application fee anyway.

Aside from RDF's notes about TP, there are simply so few options that are small/micro in square footage, nobody could find one if they tried.

When I was in my early twenties all I wanted was a tiny enough space that I could rest my head and call my own for a cheap price. Those places don't exist in America unless you're in NY or something. And even then, there are so few new ones being built. Zoning, American luxury, whatever the reason, we need more tiny housing options.

I stayed in an AirBnB condo in Montreal that was about 600+/- sf which is far more than these units. It was just a few years old and in a downtown location and appeared to be mostly students renting for the nearby universities. Many Asians. My host was a woman who owned several of the units in the 20 story building.

I wonder if Railyard will go that route or will they prevent ownership of multiple units, short term leasing and other restrictions meant to encourage owner occupancy.

Railyard units are strictly rentals and I would hope they would restrict Airbnb type rentals.

You have to give Beacon credit, they absolutely hit it out of the park with this one.

LH, CK & Crescent get all the accolades, but Beacon may just be the most successful developer this cycle. 500 E Morehead - record sale by all metrics, RailYard (going to shatter that record later this year most likely), 1616 Center officially kicked off the South End office boom. Not to mention they have picked up almost all the non-institutional buildings in South End, Morehead, and the west side. Oh yeah they also have what will be the most successful industrial project this decade - Metrolina.
