Just a street level update.

Gosh, to think. In a year or so, this street will have hundreds and hundreds of new blue button up and khaki donned workers walking down the street. It’ll truly be special.

The Railyard has a full page ad in the Business Journal advertising 200,000 sq ft available which means they have leased approx. 160,000 sq ft.  Is that Allstate and EY?  This is fantastic and if this leases up quickly they will start their next building in Southend which I have heard rumors of.

I was against office in SouthEnd, but I changed my mind. As long as they are in the 10 floor range, I think it’ll add to the hood AND I think it’ll give a low cost alternative to companies who might choose University, SouthPark or Ballantyne instead.

I bet the difference in submarkets is maybe only $1-2 a sf, this is basically an uptown location.

The cost of new office space in South End is about  at the same price  as new Uptown but the difference is parking which is usually included in these Southend towers.  

Allstate will still need more space and it will likely go to the university area.  You can't add 2250 jobs as they are just in one building.    

AXA is adding 550 jobs and they will need more space and I think they will end up at Innovation Park in the University area.  

You will see more office buildings coming to upper South End closer to Uptown for sure.  I wish that building at Morehead and S Tryon would be revived for it had a great design.
