If somebody was going to spend three thousand bucks a month for rent they could probably afford to buy something, especially for such a small place!

Those prices actually seem slightly less than expected for a downtown location. Seems like a decent price, especially with a couple months free.

It's all a conversation with banks for the developers... banks will allow for free months, up to a certain point. So developers can charge $3.50-$4.00 PSF for rent, which looks great from a balance sheet perspective, and as long as they don't do more then ~2 months free, banks will give full credit. From the residents perspective, $3K per month with 2 months free is equivalent to $2,500 per month on a monthly basis, and they could just move to the next apartment building offering concessions at the end of their lease.
