The 30ish-story residential tower assembly line continues to pump them out.  This one is 40-stories and close to 500', but it's only a concept at this point.  So the finished product still has a chance to fall back in line with the apparent unwritten rule that rental towers have to be 30-stories.  Condo towers on the other hand seem to be allowed to go 40-60-stories.  Hopefully this one will be condo.   The source for this was CBRE.  But within the last day or two, the listing appears to have been removed.  Hopefully that means a deal was done.

Here's the location on Streetview.  It's adjacent to the U/C Hotel Zaza & Residences which was only two-stories up during this Google drive by.  It's now 20 or 21-stories up.

A drilling permit was filed today for the area around the site by a Dallas based company.  No word on the status of the project.

This one is moving right along.  After the drilling permit was filed, two demo permits were filed to clear the site.

Here's the site on Streetview.  It consists of empty one-story buildings that used to be bars.   It's right next to the U/C Hotel Zaza & Residences, and will hide a gigantic blank wall on a condo building on the other side of the lot.

A third demo permit was filed today.  I believe the three demo permits that have been filed cover all the buildings on the site.  A knowledgeable poster at SSP stated that Hanover has the site under contract.  Hanover is a large nationwide residential developer, and has already built two 400'+ residential towers in Austin.

The first of three demo permits needed to clear the site was approved this week.  This site plan of the site from the demo permit shows which building has the OK to go away:  

 

The site plan also confirms that high end residential tower developer Hanover is behind this project.

Towers has a nice photo of the site.  The black one-story building next to the condo building with the blank wall is not part of this project.  It's going look odd sandwiched between the two buildings.

The Historic Landmark Commission has the site demo on the agenda for their 07/23 meeting.  The buildings were built in 1928, but the staff recommends demo because the buildings have been remodeled over the years and have no historical significance.  Since the staff recommends the demo, this may pass on consent with no discussion.  If anyone reading this cares about the history of the buildings, the links below contain photos and histories of the buildings.

The Historical Landmark Commission approved the Demo of all buildings on the site at the 07/23 meeting.  The Demo permits are all approved or seem close to being approved.  No word when demo is planned, but it can't be too far off.

The site plan was filed yesterday.  It will be residential as expected.  It'll be a couple weeks before more tower details are added to the site plan.

This tower's footprint apparently got bigger.  A Demo permit for the one building that was to be left standing building between this project and the blank wall of the neighboring condo  building  was filed this week.   Here's the building on streetview:

Here's the site.  This rather nice view of Hotel ZaZa & Residences will be blocked.  But so will the ugly blank wall of the neighboring condo building.

This project has had some changes - but still no word on the height.  The developers wanted to buy and demolish the Roosevelt Room Bar which is the building adjacent to the condo building next door.  But the owners of the bar actually own their building and didn't want to sell it.  The developers even had an approved Demo permit for the Roosevelt Room.  But if you don't own it, you can't demolish it.  A new site plan was then filed with an apparently smaller tower footprint.  The Roosevelt Room will now remain sandwiched between this tower and the condo building.

More info was added to the site plan filing, but the floor count and height was not included.  But based on the size of the site and the project square footage listed in the site plan, this looks to be only ~31-stories or so.

Still no demo.  The site plan is a ways off from being approved, but the demo is being done with separate permits.  That's the Hotel ZaZa & Residences still under construction behind the site, and their view is temporary.

The site plan was released today, and this one is taller than I expected.  It's another 500 footer at 504' and 45-stories.

The Design Commission approved the increased FAR request this week.  That was the last hurdle needed for site plan approval.  Here are a couple of renderings from the Design Commission meeting.

The right of way closures permit filed today indicates that the demo will happen between this weekend and the end of May.
