Orlando Extended Metro Developments (Volusia/Brevard/East Polk)

Security First, the "other" big insurance firm in town, is also building a big new corporate office just east of I-95 in Ormond. I don't get the popularity of abandoning downtown and the beachside for the palmetto scrubs myself, but it's apparently all the rage in East Volusia these days. The 1970's are alive and well over there!

Consolidaded Tomoka et al are luring them out to there it seems...just like with FH Ormond, right up off of I-95 when Ormond Memorial used to be on the inside of Nova.

If it happens, that almost begs a Brightline stop in Brevard. If not, that would be a pretty telling sign that FECRR's first interest is not in carrying passengers. Stay tuned.

So Port Canaveral handles 3.9 million people a year, which is about 10,000 a day. Remember, the people just arrive, leave on a ship and can't use any land based transportation until they get back. The only other destination in Brevard I can imagine people using Brightline for is the space center. Is that enough per day to make a stop pay for itself? They've been pretty clear they believe too many stops will reduce ridership by making the train too slow. Is there any stats available on how people get to Port Canaveral to even see what the potential ridership is?

Orlando and South Florida obviously not only have a much higher population, but at least 10x as many tourists as well. The numbers aren't even comparable.

10k people a day is only going up.  It's also nothing to laugh at in regards to ridership numbers.  You also have the beaches to add to KSC numbers.

You also have the Field of Dreams mantra that if you build it, they will come.  If you have something to get tourists over to the coast, they might be more likely to go to the coast.

I went to den Hague and Svagenhagen (sp) from Amsterdam b/c there was a train that took you there.  otherwise, I wouldn't have gone...for example...

I did it in the heart of winter, and went to the pier/casino in incredibly cold and windy conditions.  you know, that cool looking glass enclosed pier.  ate at a Euro restaurant on the beach with fire pits and that striped tarp closing it in overhead.  I froze, but it was very cool.

More details on the XL Carnival cruise ship coming to Port Canaveral. The article notes Carnival has 650, 000 passengers/year at Canaveral, so the addition of the new ship could bring the line over 1 million/year. (Remember, that's just Carnival: other lines at the port -especially DCL - add to that number.)

The contract is for 25 years and could go to as much as 45, so Carnival is making a significant commitment.

Interesting fact: Canaveral is the world's #2 busiest cruise port behind Miami. That port is also growing so the rank is not expected to change.

A political aside: with growth shifting to new developments (and especially with Margaritaville's 55+ demographic), look for once blue, now purple, Volusia, to head into the red zone. Given the importance of the "I4 Corridor" in both Florida and national politics, we'll be hearing a lot more about this.

It is a shame to lose that stretch of land although I admit I am pleased to see sizable development activity in Volusia. I'm sure there are many good reasons for building in that area such as access to major roads, large plots of inexpensive land, etc. I also note there is a lot of tax benefit to the developers. Under the new tax law there is a provision for purchasing and developing in "opportunity zones" (deemed by the Governor). This allows developers to take any gain they would have in selling a property elsewhere, put it into the opportunity zone and not pay capital gains tax. Also, if they hold the property for a certain amount of time then they will not be taxed on any gain they get when they eventually sell the property. That can mean millions pocketed by large landowners and developers and well as businesses that own their property.

At the beginning of the year Consolidated- Tamoka was by far the largest landowner with over 12,000 acres. They have been selling off and by the end of the year will be way below 1,000 acres. They have recently bought a piece of Volusia land... the First Baptist's Church property and adjoining lots. And, yes, that property is in an opportunity zone.

I suppose it's possible but apparently handling the fresh items for the Florida Walmart stores. Since it's the middle of the state with easy access to I95 and the BeeLine (NOT the Beachline for JFW and Hank,) that seems logical.

I just remembered that there is a rather large refrigerated warehouse at PC...
