So, it looks like I gave Westgate too much credit.  Silver Hills is what's behind that blue wall that's u/c, not an expanded Americano.  Check it out:

More stuff right under my nose:

https://www.news-journalonline.com/news/20171127/artsy-4-star-marriott-hotel-on-horizon-for-daytona-oceanfront

So, the former Whitehall which is now the Ocean Breeze Club is becoming a 4 star Marriott Renaissance.  I thought it was part of The Plaza Resort & Spa all this time because of the similar color.

They are gutting this building much like the Best Western near Bellair Plaza.  And, there is a parking deck u/c (for the past couple of months) half a block off of A1A visible from the road; it's not at Glenview yet I don't think but I think it's extending south to there from where they began construction.

Totally caught me off guard.

Realize that article is dated 2017... I know the Grandview garage is u/c, but have they actually started gutting the building yet?

Oh, is Grandview Garage it's own project?

the Whitehall building is being gutted as we speak.  you can see right through it at the right angles as you drive by

fences are up; signs are up.  I would've snapped it but I thought it was just part of The Plaza complex.

The Grandview garage is going to be a 5 story parking garage at Grandview and Glenview (catty corner to Lollipop's) and I think it is coming out of the ground by now.

I drive by there every month or so and have not noticed the Whitehall building, but I'll be over there in the next few days and may try to grab photos.

the Grandview Garage may be part of the same project.  It or part of it is there now and visible from A1A.  that article states the Marriott's new garage will be at Glenview.  I am assuming the garage portion there now will extend to Glenview unless there are going to be two garages adjacent to one another.  The garage portion there now is behind and to the north of the Maui Nix corporate offices building.  that places it to the north of that surface lot at Grandview & Glenview.  So, I'm not sure if it is part of the same project or separate.

I couldn’t find the link (it looks like coverage of Bobby’s funeral has the space on the sports pages right now), but the News Journal noted the tri-county area (Volusia, Flagler, St Johns) has 12 NFL prospects this season (including Tebow, who went to school at Nease in Ponte Vedra).

While Daytona Mainland having several was no surprise, I was amazed NSB High had almost as many. I never knew they were a prep football powerhouse.

Also, two on the list were from Stetson. Before you know it, the Hatters will be pushing aside those pesky Gators!

UPDATE: Here’s the link -

The Whitehall was one of the classier hotels on the beach. This Marriott flag should keep that sense going.

Once my parents bought the condo in NSB, we rarely stayed in Daytona, but when we did, it was almost always at Perry’s down south. I really liked the Whitehall, though, and the understatement of the place always seemed like it belonged up in Ormond.

I finally got by there today and was surprised at how fast that garage came out of the ground. I was there about 5 weeks ago and they were still doing site work. Also, as your photos show, the Whitehall/ Ocean Breeze/ Marriott is getting all new balconies- which will be nice. I seem to recall the France scion was tied to bringing a high end food concept (ala Luke's/ Prato) to this property- hope that works out.

It may have already been motioned here the  old abandoned Treasure Island- a couple miles south- is finally getting a demo and rebuild https://www.news-journalonline.com/story/news/local/2021/08/18/treasure-island-site-could-see-development-new-300-room-hotel/8153593002/

But the best news I heard is there is a big, proposed project at the bridge of ISB (east side of the river)... Jaymor Group affiliated company Daytona Bluetide Group LP secured the financing ($19M)... "fund the first phase of the Daytona Gateway Marina project, including associated pre-development costs and the construction of a 138-slip marina"... mixed use, 550 apartments, retail/ restaurant, etc.

This BTW, is from the same people that have proposed Monarch in Orlando (Jaymor).

Oh, and that Riverwalk park is going to be really nice... I used to have property on Beach St and wish now wish I kept it.

Do you think that project has legs?  They got the money to begin the first phase.  But...these are the same group that wanted to build the Monarch since waay back.  And do we know what the first phase will be?  I see two towers on the N side of US 92 and a low rise on the south side where the retention pond currently is, and the marina.  It says a hotel is part of it.  So, are the towers apts and the low rise the hotel, is it a mix, do we know, and do we know what gets built first?  I assume the marina and maybe the low rise; dunno.  $19M doesn't build that much I don't think.

Hard to say if this will get done. Just like here in Orlando (and everywhere else) lots of projects get proposed and generate press only to never happen. They bought this property back in '16 when it was already approved for a smaller scale project. The allowed variances were expiring, so they pitched a new, modified proposal to the City in '20- which extended the timeline. And now they will run this project out there which requires A LOT of added variances. If they get it approved they can always sell the property for more.

OTOH, they do have the wherewithal to pull this off and have had some success recently in Daytona (Marriott Autograph Hotel). So who knows.

I don't hold high hopes for it, but I'm hopeful...

oh yeah...for years it sat vacant too...what a tragedy for that corner... and when Lucky's went under, for a second, I felt like this was Miami Circle No.2.

A Federal Court has overruled the lower court decision that allowed private property owners to restrict "dry sand" access. The Florida constitution ensures public access to portions of beaches “below mean high water lines,” but the now overturned lower court decision  had said property owners had rights to the dry sand behind their property. The higher court ruled instead that "customary use" of the beach can/should stand.

This is a win for the public.

Have you ever noticed that Volusia County has a lot more tall buildings (particularly at the beach) than Brevard? Ever wonder why that is? I don’t think there’s a height restriction in Brevard but it does make me curious.

Prior to NASA’s arrival in the ‘50’s, Brevard tended to be a lot sleepier than its sister county to the north, so perhaps that explains it. I’m surprised, however, there hasn’t been more catching up, though.

I have wondered...maybe they hate shadows more in Brevard...

actually it could be the age of the metro too...Daytona is very old...and maybe the "maturity" of the beachside evolved into taller buildings on the beach...
