Well, Orlando's strength is downtown residential, downtown office space, and nightlife.  of course Miami leads in all those categories.

Except during the Mills/South St closure debacle ^_^  But you're right. I have a rental property in the area that I self manage and can usually be there in 6-7 minutes from the CBD to show it to new tenants... especially helpful for emergencies and forgotten appointments.

The above says the area of the CBD is 1,000 acres, which is roughly 1.5 sq miles and says there are 20,520 households

OTOH, the Jaxson page Spenser cites says the area is 2.6 sq miles- the map they show indicates from slightly north of Lake Highland all the way south to Gore and from Paramore to roughly Summerlin. And in that significantly larger area they cite 16,718 residents. However, their source material is from 2016.

I don't know how the Orlando document comes up with a 1.5 sq mils in the CBD. The CBD map from Google (below) shows approximately .75 sq miles.

Bottom line is the number is hard to capture as everyone seems to be using different and sometimes dated measures (and what's the difference in "households" and "people"

I don't want to derail this thread any further, but just to add to the population count vs geography issue... I noticed on the City of Orlando link above (which is what the Jaxson article used) they referenced the data came from "2017 best places to live in orlando metro area according to niche" so I went and looked at their 2019 info.

If you click on each of the neighborhoods they list you can see the population (Downtown says 3,275) and if you scroll down you can see the area they define as "downtown". If you add to that S. Eola at 2,126 and Uptown 1,755 you get roughly 7,200 people. I suppose you can keep adding... Thornton Park, Lk Highland, etc to get to the figure you want.

I have no idea how good or recent their data is, but the City used them in 2017 so that is why I included them.

Yeah that's the CBD, but not counting Paramount as on the "downtown high-rises" is silly and invalidates the count. Heck, that's where the "downtown" grocery store is. I believe the official boundaries are something ridiculous like OBT and Gore.

Especially with Creative Village and OCSC, I'd say Parramore (although lots would argue I-4 and I wouldn't fight it) to Summerlin E-W is roughly "downtown" and 50 to 408 N-S.

I agree with the EW boundaries, but I think the folks in NQ are part of downtown. And if that assumption is made then I'd extend south to Gore and include Novel and Lucerne Towers.

I think the Downtown Development Board boundary looks nearly perfect, except maybe the area east of Lake Cherokee.  The population numbers on their website are probably for the CRA boundary but that probably only inflates the number maybe 10-15%.  I'm starting to think that their 43,000 population number might be pretty accurate for the CRA.  I've counted around 12,500 units existing or under construction and that's just for buildings larger than 20 units.  I'm surprised some planning group doesn't have a good database on all major US downtowns so apples to apples comparisons could be easier.

:downtown" boundaries, whether good or not, I'll tell you...I was on Google Earth the other day and I was looking at Milwaukee.  Their downtown has two college campuses adjacent to their downtown, Marquette and UW Milwaukee, and those are sizeable campuses.  I hope they continue fast tracking UCF's campus downtown.  Orlando is way behind in that category.  At least it's there now, right?

That’s assuming UCF has a staff left. Everyone keeps getting fired or suspended...

I like my method.  If people are pooping on the site in a civilized manner, it's happening.
