19th & Church (28 stories, 295', 311 residential units by Greystar; 12 story, 150', 182 room hotel by NorthPoint Hospitality)

Northpoint Hospitality is planning two hotels at a Midtown Nashville site that could reach 15 stories and contain a combined 339 rooms. The hotel brands are known at this time.

Building permits reveal plans for two hotels on the 1-acre site anchored at 1901 Church St.  One hotel would be on the SW corner of Church St. and 19th Ave. North.  The other will be  the NW corner of Hayes St. and 19th Ave. North.

The permits describe one hotel with 204 rooms and a second hotel with 135 rooms, connected by a skybridge over an existing alley. The property's existing zoning allows for a building up to 15 stories. No renderings available yet.

The three parcels are currently owned by Tim Reynolds, and he purchased them for $4.4 million  in 2015.

The permits list a principal at the Atlanta architecture firm Lindsay Pope Brayfield & Associates as a contact for the proposed project. North Point Hospitality hired the same firm to design their 21 story Marriott Tri-Brand on KVB in SoBro.

OK the parcel for this project is 1901 and 1903 Church. This woul be the corner lot plus the next parcel going west where one building wouldhave to come down, and the the vacant parcel on the corner of 19th and Hayes.

North Point Hospitality has closed the deal on the $6.55 million purchase of the land for these two hotels.

Phase I will be a 204 room hotel at SW corner of Church and 19th Ave. North.  Phase II will be the second hotel, with 135 rooms, at the NW corner of Hayes and 19th Ave. North. No start date, brands, renderings or floor counts yet.   That parcel is zoned for up to 15 stories.

This project appears dead. 

Three years after paying $6.55 million for a Midtown property where it planned to develop two hotels, an Atlanta-based hotel development company has yet to undertake work on the site.

A previously issued permit related to water and sewer availability has been canceled, suggesting the project will not materialize — or at least not as originally planned.

Jay Patel, North Point's president and CEO, could not be reached for comment regarding the status of the project, and it is unclear if North Point has scrapped the effort.

The part that was not reported was that the water sewer permits were canceled. This is different than just being expired. I think they get refunds of some sort when they cancel.

This is the same thing they did with the Hotel Broadway Project.

19th & Church will be made up of 2 elements:

1) 28 story/295'  residential tower with 311 units, 5,750 sq. ft. of commercial space, and 397 parking spaces within an internal garage  on .53 acre at SW corner of Church St. and 19th Ave. North being developed by Greystar.

2) 12 story/150' hotel with 182 rooms and 105 parking spaces within an internal garage on .38 acre on NW corner of  Hayes St. and 19th Ave. North being developed by North Point Hospitality (no word on brand).

 The architect is R2L; civil engineer is Kimley-Horn; surverying is Barge Design Studio.

This is the same architect that is doing the 19th & Broadway project. Since they are doing an SP they will be able to do height a differently and go through planning instead of going through BZA. The height only allows 15 stories through BZA. This will be the way GBT got their height on the project at West End.

I do think you will be seeing a lot more of this in Midtown folks. There is MORE to come!

It really seems like pretty much everything from 14th to 20th and from Patterson down to Broadway/West End is just going to explode over the next few years.

That will be nice along Church Street in that area.  I like the color of the 28 story tower in the renderings.  I hope it turns out to be close to that in reality.  Does anyone know what material they are using for the external cladding?

I think this turned out nicely. The parking is excessive but it does add height so I guess that’s a nice aspect. I’m glad to see it’s not just another glass box and that the materials and design are well done. I hope having this height on Church will make developers more inclined to build taller on West End.

Fencing has been up forever on this site. They put it up around the vacant building to keep the riff raff out sometime ago.

Planning commission approved the SP on consent during their meeting on 2/10/22. This will need to go before council before zoning is officially changed.
