To be fair, there are other uses besides office space.

Residential demand will be interesting to watch as people may or may not be required to live in the big cities for their jobs. They may still want an urban core experience and can find quality (and cheaper) options for that in smaller locales. There will also be industries that cannot or do not go completely remote. There is something to be said for collaboration and in-person efficiency and effectiveness.

Paying for them, in the absence of tenants?  Not trying to be snarky, but buildings are generally built when there is demand or expected demand, at in a profitable way.  Zoning, economic conditions, competitive advantages of different locations, etc. all factor into this.

If you build it, they will come. They will all come. :)

Those aren’t highrises though. Highrises are a different breed. They have tower cranes. :) It’s only a matter of time.

I doubt the "$180M coming to Greenville" includes a real highrise, unless it is for the proposed conference center/museum/condo development at RiverPlace.  Perhaps they would include 5-8-story buildings as "highrises," like we did years ago when this thread was created.

Nothing real new or exciting. Pretty much everything we already know. Just talked about the investment downtown lately like with Camperdown and the shifting of office tenants including BofA, Elliott Davis, and Wyche. Mentioned $180 million planned in near future investment downtown including the upcoming UCB’s new headquarters and Kimpton hotel. Also mentioned how the city is trying to fill vacant retail/restaurant spots including the former Brooks Brothers.

Is it good timing for a new high rise in Greenville? When we are talking high rise, we are talking about something at least 15 stories tall and not seven right? :D Hopefully these new leases cause the empty retail and restaurant spaces downtown to get filled and stop anymore from closing. The additional workforce should definitely help the lunch crowd.

Also, Verizon did recently and unfortunately put their call center which is class A space and almost 200,00 square feet up for lease but that’s in the suburbs of Mauldin and not in the CBD of Greenville luckily.

That was good perspective on the Canal move into the CBD, and how much space they’re actually taking in 101 N Main.

That crossed my mind, but I think they would have been more specific in their generic description to say "Unity Park" rather than downtown. Does DRB have jurisdiction over Unity Park?
