801 12th Ave. South, 12-16 stories, residential/retail

A 12-16 story mixed use residential/retail development is being eyed by Crescent Communities and Peal Street Partners for the 2.7 acre site at 801 12th Ave. South (NW corner  of 12th Ave. South and Hawkins St.) that is currently home to Park Center mental health/substance abuse clinic.  The property borders on the I-65/40 inner-loop on the north. Negotiations with the center and community groups are in the very early stages. 

 From The Nashville Post article:

The site is zoned to allow some flexibility with the height of any future building. The zoning offers a 30-foot maximum height at the setback line and then allows for a 2:1 sky exposure plane ratio. For example, if any development company positioned a building 60 feet back from both of the street setback lines, it could build a 150-foot-tall building.


Any development company to undertake a project at the site likely would want to have a building of at least 12 floors due to practical and economic considerations. Crescent and Pearl Street would need a community plan amendment to undertake a structure taller than what the current 2:1 sky exposure plane ratio allows.

Crescent must be quite happy with their Novel Music Row development around the corner from this one.  Does anyone know any occupancy rates from that one?

Crescent Communities and Pearl Street Partners  will go before the Metro Planning Commission on Thursday, Dec. 13, to seek a specific plan rezoning for the site.  They are hoping for a 16 story structure, but may settle for 12. 

Crescent has the property under contract with Park Center, the current inhabitants of the 2.7 acre plot.

Atlanta-based Kimley-Horn and Associates is handling land planning and engineering for the co-developers. No rendering has been released yet.
