I believe it, just looking at Nashville I’d prefer to live here rather than the Ritz on KVB. Location is better but also just the style and smaller scale of the building.

One question, admittedly off topic, is about noise. For those of you living in tower condos, how much noise do you hear from your neighbors?

We rarely hear anything from our next door neighbors, and never from above/below unless there is renovation work in another unit. Granted, we are on a corner and have no neighbors on one side.
 

Our building has rules regarding renovation work and restrictions on hours, and management will send out notifications when work is scheduled to start so that others can try to plan around the noise.

In Terrazzo, I never hear my neighbors on my left or right and I never hear the neighbor below me.  The only time I hear my upstairs neighbor is if he is playing his grand piano while there is no noise in my condo.  That has only happened a handful of times in the past several years and it has never been a bother.  In fact, we rather like it.

The building has codes for extra thick padding under hardwood floors.

Not all buildings are the same, so ask about the HOA regs regarding padding under flooring.  In Icon, many of the units have concrete floors so sound more easily flows from unit to unit.

Good to know and some of these things you mention are why developers who do condos typically have deeper pocket. Have to spend money on things not seen such as thicker acoustic matting under floors that have loud "impact" noise. Whether it is condos or apartments, the Building Code dictates a minimum rating of sound transmission between individual dwelling units. Obviously in apartments the code minimum is many times the only requirement of concern. In condos - due to their permanence of ownership - those buildings get a bit more investment from a selling standpoint.

Maybe now they can use this opportunity to go back to the drawing board and add some condos for a little extra height.

Nah.  DTC limits height here for 16 stories.  The embers of hospitality financing are warming so we should wait this one out.

1) Greystar Hotel at 19th & Broadway (16 stories) started in Feb. of 2020
2) Hilton at airport terminal (14 stories) started a few months ago
3) Cambria Corkdorks (10 stories depending how you count) started 6 months ago

And breaking ground in the next year:

1)  Ritz Carlton (46 stories)
2) Printing House  (11 stories)
3) Avalon (25 stories)
4) Lord & Liberty (10 stories)
5) 127 Rosa Parks (16 stories)
6) And I believe we will see Top Golf Courtyard by Marriott (15 stories) get underway

No new permits have been filed for downtown hotels since April of 2020.

I think they passed the new mid Gulch DTC regulations for general as 10 plus 16 in bonus now. Same as the S Gulch.
