Zillow listing for The Olive: https://www.zillow.com/community/olive/2076888879_zpid/?mmlb=g,21

Thoughts?

This development turned out much nicer than I thought it would. I like the open floorplan without random support beams obstructing the flow, the wide sliding glass door system, and the large rooftop terrace:

I also love the inset balconies... I cannot stand a balcony that doesn't provide a little shelter from the elements:

I'm not surprised they are having so many open houses after it took so long to complete, went to one over the weekend and they said two have sold. The buyer for the end unit in the pics above is moving in already - other end unit in pics below is under contract. Anyone who can afford it will def be happy w the amount of space, the finishes, and location. One thing I def noticed was the side windows on the end units are really nice, like a wall of windows, but then the interior unit I walked through was still bright without them. The main difference w end units aside from the extra windows and having only one shared wall, is the detached garage vs the interior units you walk right into your ground level. End units get some extra sqft for the detached garage though, and there are guest prkg spots which is nice, it's something that's becoming harder to find in the neighborhood. They came out great, and each one is a little different w mixed metals, tile, lighting, etc. The views from all the windows are great, not just from the roof deck.

Tbh I hadn't actually seen a sales listing before I went to the open house and left very impressed. This is one still available and has a 3D walkthrough, should def check it out: https://www.zillow.com/homedetails/625-E-Pine-St-Orlando-FL-32801/2076655247_zpid/

The townhomes facing Central Blvd have been listed: https://www.realtor.com/realestateandhomes-detail/622-E-Central-Blvd_Orlando_FL_32801_M97612-47022

The front yard gates & sloped vinyl fencing really drag down the aesthetic. The large walls on both sides should have been painted light blue and not white IMO. To be honest, I kinda miss the little bungalow they tore down to build this thing (but I'm ok with the low-rise Pine St facing development). I feel like that cluster of bungalows/historic homes along Central should be protected... they remind me of the row of bungalows in Lake Davis which were meant to be the showhomes of their time. It's interesting to see the city pick and choose which homes they consider historic & worth saving. I also thought the city frowned upon side/side multifamily and preferred front/back instead.

It’s hard to tell what the aesthetic actually is here. Is it modern, craftsman, coastal?

I agree that many of the choices really do a number to the entire stretch there whereas before, all the homes seemed to speak to each other. Progress and density is fine but the least that can be expected is an attractive building. For starters, I would eliminate the metal balcony railings and carry the wood across and remove the ground floor railing altogether.
